The property offers a 5-day cooling off period from the moment of booking prior to 31 May 2025. After 31 May 2025 the cooling off period becomes 48 hours. To secure a booking, the signing of a tenancy agreement and full or partial payment is required.


If you cancel within 5 days (or 48 hours after 31 May 2025), they will refund you in full less any bank charges if applicable. This applies to bookings starting in more than 5 days. Cancellations must be in writing (email).


Once you have booked and the 5 day cooling off period has elapsed (or 48 hours after 31 May 2025), you are bound into a Tenancy Agreement which requires you to pay the rent for the full period of the agreement, unless a suitable replacement tenant is found.


Please note: Bookings are charged for a full week (7 nights) as standard.

If you are declined a Visa to study in the UK, by UK Visas and Immigration, you may cancel and obtain a full refund. Evidence in the form of a visa rejection letter must be provided to the property within 7 days of receiving it or before 16th August 2025 (whichever is sooner). This letter must include a date and student’s name.


You do not qualify for a refund if:

1. You did not complete all necessary steps required by UKVI to complete your visa application.

2. Your university was unable to issue you with a CAS Number to obtain your visa owing to you not completing all necessary steps to complete your application to study.

Replacement Tenant Accepted

For 25-26 AY & 25-26 Jan Intake (Short Term Lets): -

Once you have booked and the cooling off period has elapsed, you are bound into a Tenancy Agreement which requires you to pay the rent for the full period of the agreement, unless a suitable replacement tenant is found.


The tenant is responsible for finding the replacement tenant. You will be charged a Replacement Fee of £250 to cover the administrative work and vacating your room for a replacement tenant.


If you have proposed a replacement tenant, the property has complete discretion as to whether they:

1. accepts the proposed replacement tenant and enters into a Tenancy Agreement with them;

2. places the room back on general sale; or

3. allocates the room to an alternative student on a waiting list to enter into a Tenancy Agreement


They will release you from your Tenancy Agreement on the date seven days after any of the above has occurred.

I stayed at this accommodation for almost a year ( September 2019 - July 2020), including during the lockdown that started in March. Being a smaller building and not a central location ( although quite close to zone 1), I felt pretty safe during the lockdown. I lived in a studio at an upper level, and although I couldn't see London's impressive skyline, I had the chance to see some amazing sunrises/sunsets. The area is beautiful, with the Portobello Market and Notting Hill at just a few minutes walk. The staff is extremely friendly and helpful, I had some nice chats with both the day and the night security staff. It was overall a pleasant experience, and the reason I moved was to experience living in another part of London by staying at a different Chapter location (Spitalfields). For anyone trying to decide between this location and Spitalfields, I would say Portobello is better if you are a final undergrad/first-year master's student with a lot of studying to do and prefer a quiet place, a bit away from London's buzzing city center.

Chapter Portobello is the most homely Chapter you can stay at! The staff, atmosphere and services are exceptional! The staff always goes out of their way to make sure you are comfortable and all your requests are fulfilled. There are events always scheduled for the month where you can meet new people and even learn a new skill! The best part is unlike other buildings, the laundry room here will never bother you! I’ve been here for 2 years and don’t think I would go anywhere else.
