The property management One-time Service Fee is non-refundable. The cancellation policy is only applied to the 1st rental payment. The property management is not liable for any refund of the holding deposit. In the case of a cancellation, the landlord has the final decision regarding the refund of the holding deposit.

Cooling Off Period

Your 1st rent will be 100% refunded if you cancel up to 60 days before the contract start date.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Security Deposit

The type of deposit applicable is selected by the landlord. A Security Deposit refers to the amount you have to pay directly to your landlord on the day of your move-in to cover for any potential damages that may occur during your stay. The landlord may also keep the Security Deposit if you leave earlier than agreed. If no damages occur and you leave on the agreed move-out date, your deposit will be refunded. On the day you move in, you’ll have to pay the landlord. The Booking/Security deposit varies on the basis of room type. Please check the tenancies for more information about the same.

Additional Fees

The monthly rent increases by £50 / month per extra tenant added.

What do I need to rent with the property?

The property has a minimum stay period of 28 days. Since our tenants are looking for furnished apartments, we're only accepting furnished properties at the moment. Your listing should represent what the tenant will find as accurately as possible. Adding more features to your listing will bring you more bookings.

How do payments work?

To book their place, tenants pay the property the first month of rent. After the tenant moves in, the property then transfers this first payment to the landlord, deducting a commission fee from the total contract value. The remaining payments will be paid by the tenant directly to you.

How is the commission calculated?

They charge a commission on the total value of each booking contract. For example, with a 6-month contract, they multiply the monthly rent amount by 6. The commission will be charged on the resulting value and will be deducted only once from the first month's rent.
