Our property is settled in a very good location, clean and safe. This is a 7 bedrooms house, with 2 kitchens, 3 bathrooms. It is around 6 minutes walking to the near tube station and 1 minute to the nearest bus stop, two minutes to a beautiful park near restaurants and coffee shops. We are looking for professional people clean and respectful to share the house with like-minded people focused in their work and to live in a great environment. Collaboration with cleaning, noise, and no party policy is a must.

Below are other cancellation policies: -The property management's one-time Service Fee is non-refundable. The cancellation policy is only applied to the 1st rental payment. -The property management is not liable for any refund of the holding deposit. In the case of a cancellation, the property management has the final decision regarding the refund of the holding deposit.

Cooling Off Period

Your 1st rent will be 100% refunded if you cancel up to 60 days before the contract start date.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Pay In Instalment

Fortnight contract: The type of contract applicable to each listing is selected by the landlord. A fortnightly contract refers to a type of contract where you are charged per fortnight (a period of two weeks). What this means is, if you move in during the second fortnight of the month, you will only be charged for this period, and not for the entire month. Regardless of the contract type, the prices displayed while you’re completing your booking refer to the 1st rental payment, which corresponds to the first 30 days of the contract.

Security Deposit

The type of deposit applicable is selected by the landlord. A Security Deposit refers to the amount you have to pay directly to your landlord on the day of your move-in to cover for any potential damages that may occur during your stay. The landlord may also keep the Security Deposit if you leave earlier than agreed. If no damages occur and you leave on the agreed move-out date, your deposit will be refunded. On the day you move in, you’ll have to pay the landlord: Equal to first rent

Mode Of Payment

Pay via Visa, American Express, Pay Pal, Alipay, Klarna.

Guarantor Requirement

The property does not require any guarantor.

Additional Fees

For dual occupancy, tenants need to pay an additional 50 GBP along with the regular rent.

You should book well in advance to avoid disappointment. We do accept late bookings, however, this is based on availability which may be limited. Most accommodations have great offers which can be availed by early booking, we suggest booking your ideal accommodation as soon as possible!

Does Amber charge any service fees?

Amber will help you book the property as per your requirements. No- we do not charge you for our services, unless specified others.

How do I cancel a booking?
