To secure a room booking, applicants are required to pay a booking deposit equivalent to two (2) weeks' rent within 48 hours of receiving the Letter of Offer. The booking deposit confirms and reserves the allocated room. Failure to make payment within the specified timeframe may result in the offer being withdrawn and the room being released for re-booking. Once paid, the booking deposit will be credited toward the resident's tenancy account in accordance with the lease agreement. The booking deposit is non-refundable, except where a refund is approved under the No Visa No Pay Policy.
A security deposit (bond) equivalent to four (4) weeks' rent is required prior to check-in. The bond must be paid before arrival and is lodged with the relevant Residential Tenancies Authority (RTA) in accordance with tenancy legislation. Residents are strongly encouraged to complete bond payment at least one (1) week prior to check-in to allow sufficient processing time. The bond serves as security against outstanding rent, damages, cleaning costs, key replacement fees, or other charges permitted under the tenancy agreement. Subject to the terms of the lease and applicable legislation, the bond will be refunded at the end of the tenancy after all obligations have been satisfied.
