Cancellation Policies

Cooling Off Period

Prior to Lease Agreement Signing:- If a resident cancels their booking before signing the lease agreement: The booking deposit is non-refundable. The bond payment may be refunded, provided cancellation occurs before check-in and before the lease agreement has been signed. After Lease Agreement Signing:- Once the lease agreement has been signed: The booking becomes a fixed-term tenancy agreement. Both the booking deposit and bond become non-refundable. No Visa No Pay

International students who are unable to commence their tenancy due to a visa refusal or visa cancellation may be eligible for a refund. Eligibility:- A full refund of payments made may be considered where: The student's visa application is formally refused; or A previously granted student visa is cancelled prior to commencement of the tenancy. Requirements:- To be considered for a refund, students must provide: Official documentation confirming the visa refusal or cancellation; and A

Other cancellation policies

Where a student's visa application is delayed and approval has not been received before the scheduled arrival date: Requests to postpone the tenancy commencement date may be considered, subject to room availability. Students must provide supporting documentation demonstrating the visa processing delay. Approval of revised arrival dates is not guaranteed and will depend on availability at the time of the request.

Payment and Fees

Booking Deposit

To secure a room booking, applicants are required to pay a booking deposit equivalent to two (2) weeks' rent within 48 hours of receiving the Letter of Offer. The booking deposit confirms and reserves the allocated room. Failure to make payment within the specified timeframe may result in the offer being withdrawn and the room being released for re-booking. Once paid, the booking deposit will be credited toward the resident's tenancy account in accordance with the lease agreement. The booking deposit is non-refundable, except where a refund is approved under the No Visa No Pay Policy.

Security Deposit

A security deposit (bond) equivalent to four (4) weeks' rent is required prior to check-in. The bond must be paid before arrival and is lodged with the relevant Residential Tenancies Authority (RTA) in accordance with tenancy legislation. Residents are strongly encouraged to complete bond payment at least one (1) week prior to check-in to allow sufficient processing time. The bond serves as security against outstanding rent, damages, cleaning costs, key replacement fees, or other charges permitted under the tenancy agreement. Subject to the terms of the lease and applicable legislation, the bond will be refunded at the end of the tenancy after all obligations have been satisfied.
