Local amenities are within walking distance of Surrey House, including shops and supermarkets as well as trendy bars and restaurants where you can spend your downtime. A stunning orangery house is a central feature within our accommodation which provides a contemporary social space to relax in.

London is known for its transport. The iconic red buses and tube network make the country's biggest city almost manageable to explore. When there’s so much space to visit and something different around any corner, it’s hardly surprising that London has achieved its sky-high status.

Still, whether you want to start at a museum, gig, or even Richmond’s wildlife conservation, you’ll be able to find whatever you want in the capital. Located in Lewisham, Surrey House is a great headquarters for undergraduates to be close to the university and branch out from there.

Cooling Off Period

You may cancel your booking within the period stated in your contract. This period varies by location, so you must refer to your contract. If you cancel within this period, any deposit or rental fees paid will be refunded, subject to contract terms. Your right to cancel ends once you collect the keys, even if this is within the stated period.

No Visa No Pay

If your visa application is rejected, you may cancel your booking. You must submit your request within 7 days of the visa rejection. Valid supporting evidence must be provided.

No Place No Pay

If you do not receive an unconditional university offer, you may cancel your booking. You must submit your request within 7 days of A Level results release. Valid supporting evidence must be provided.

Replacement Tenant Accepted

After the tenancy has started, you may request release from your contract by finding a replacement tenant. The replacement tenant must be accepted by the property. If accepted: Your contract will end from the replacement tenant’s start date. You remain liable for any outstanding rent until that date. Your deposit will be refunded, subject to applicable deductions. If a replacement tenant is not found: Your deposit may be retained. You will

Early termination by students

If you wish to leave after the tenancy has started: You may only be released if a suitable replacement tenant is found and accepted. If no replacement is found, you will remain liable for the full tenancy amount.

Other cancellation policies

The property may cancel your booking if: You fail to collect keys within 14 days of the start date. The first rent instalment is not received within 7 days of the due date. You remain liable for dues until the room is rebooked. Outstanding amounts may be deducted from your deposit.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guarantor Requirement

A guarantor is mandatory for all students. The guarantor must be an adult who agrees to cover your obligations if you are unable to. The guarantor does not need to be UK-based. You must provide the guarantor’s: Email address Home address Telephone number The guarantor will receive an email to complete the agreement.

Does my room include a TV?

You’re welcome to bring your own television. You’ll need to purchase your own TV licence. It’s recommended to check the TV reception before buying a licence and installing your TV to avoid unnecessary costs if the picture quality is poor. IPTV (an internet TV service) is available in all properties for a small additional charge.

Is bedding included?

Bedding, bathroom, and kitchen essentials are not included. Residents can order these items before arrival through UniKitOut. Pre-ordered items are delivered directly to the property, making move-in more convenient.

When can I move in?

You can move in from your booking start date, which is stated in your contract.

Is parking available for check-in?

Parking availability depends on the location. Where parking is available, delays may occur during check-in because of the large number of residents arriving at the same time.

What if I miss my check-in slot?

If you miss your check-in slot, you can still check in, although there may be a slight delay. You can also amend your check-in slot in advance, subject to availability.

Is there WiFi in my room?

Wi-Fi is available throughout the flat, including bedrooms, study areas, and social spaces. Residents can connect by opening a web browser after arrival and completing the registration form. High-speed ASK4 internet is included in the rent, with wired speeds up to 900Mb/s and Wi-Fi speeds up to 380Mb/s. Up to three devices can be connected to one ASK4 account.

Can guests stay over in my flat?

Residents may have one guest at a time for a maximum of two nights per week. Guests must always be accompanied by the resident they are visiting. Residents are responsible for their guests' behaviour, and entry may be refused if safety or property rules are at risk.

How do I raise a maintenance request?

Urgent issues should be reported to reception immediately. Other maintenance requests can be submitted through the CLV App by describing the issue and optionally uploading a photo. After the repair, residents can leave feedback through the app.

How can I recycle at the property?

Recycling facilities are available in every property, although they may differ by location. Residents should ask the Property Team for details and follow the recycling signage around the property.

Who are the Property Team and how do they support me?

The Property Team includes the general manager, customer service advisors, housekeepers, and maintenance operatives. They assist with questions, concerns, and day-to-day support, with the reception team serving as the first point of contact.

Do I need to clean my room/flat?

Residents are responsible for cleaning their bedrooms, kitchens, lounges, and bathrooms. Housekeepers clean communal building areas such as stairwells.

Are there laundry facilities?

Yes. Laundry facilities are available onsite. Residents can obtain a laundry card from reception, add credit using the associated website or app, and follow the instructions displayed in the laundry room.

How do I collect post and deliveries?

The reception team accepts post and parcels. Residents receive notifications by email and through the CLV App when deliveries are ready for collection. A QR code in the Deliveries section of the app must be shown at reception. Registered and special delivery items are signed for. Uncollected parcels may be returned after two weeks if storage space is needed.

I’m having issues with the app – what should I do?

If you experience problems with the CLV App, speak to the Property Team at reception for assistance.

What safety measures are in place throughout the property?

Safety measures include CCTV, secure key card or fob access, lockable bedrooms, and Service and Safety team patrols. The property also follows the ANUK National Code for Non-Educational Establishments.

I've lost my key - what should I do?

Report lost or misplaced keys or fobs to the Property Team immediately. Temporary access can be provided while searching for them. Replacement keys are available, with residents charged only the replacement cost and no additional administration fees.

What support is available to me during my stay?

The Property Team is available 24 hours a day throughout the year. They provide general support, safety assistance, and guidance on accessing university support services. Students can also register for Togetherall, an online wellbeing service for mental health support.

Are my personal belongings insured?

Yes. Personal belongings are insured up to £6,000 (subject to terms and conditions) through Howden for Students. Residents can register with the Howden app to view policy details, access wellbeing resources, make claims, and explore additional benefits.

How can I make friends at the property?

Residents can socialise in communal areas such as games rooms, gyms, movie rooms, and lounges. Social events, including BBQs, pizza parties, and other activities, are held throughout the year. Residents can view and RSVP to events through the CLV App.

Where can I find local safety information?

Each property has a health and safety noticeboard containing information, tips, and advice on staying safe.

I have a disability or medical condition that I need to let you know about. How should I do this?

Many properties offer accessible rooms. Residents requiring additional support should contact the Property Team directly and provide details of their requirements. A supporting letter from a doctor may be requested where appropriate.

What building and fire safety measures are in place throughout the property?

The property prioritises building and fire safety. Residents are encouraged to report any concerns or incidents. Further information is available through the Resident Engagement Strategy and Resident Feedback resources.

An item is damaged - what should I do?

Residents should not attempt repairs themselves. Damaged items should be reported, preferably through the CLV App with a description and photo if required. Charges apply only where damage results in repair or replacement costs. Damage to shared areas may be shared among flatmates unless one person accepts responsibility.

How do I return my keys?

Keys, key cards, post box keys, and fobs should be returned in person at reception using a designated checkout envelope. If returning keys in person is not possible, residents should contact the Property Team. Lost keys sent by post may result in replacement charges.

Can I update my contact details through the app?

Yes. Residents can update their email address, password, telephone number, emergency contact details, notification preferences, and marketing preferences through the Profile section of the CLV App.

How does the parcel management work on the app?

Residents receive email and app notifications when parcels arrive. A QR code in the Deliveries section of the app is used to collect parcels from reception. Registered items are signed for, and parcels left uncollected for more than two weeks may be returned.

How do I stay up-to-date with social events through the app?

Residents can browse upcoming events in the Events section of the CLV App, RSVP to activities, receive reminder notifications, and view additional event information.
