A security deposit is required from each tenant after signing the agreement to confirm the booking. The deposit is protected under a government-approved scheme (DPS). It is refundable at the end of the tenancy, subject to deductions for damages, unpaid rent, or other charges.
Rent must be paid monthly in advance on the agreed date. The first rent payment is due at the start of the tenancy.
Payments are made via standing order or any other method agreed between the tenant and landlord/agent.
Rent includes electricity, gas, water, and broadband. Council Tax is payable by tenants if not exempt (students may qualify for exemption). TV licence must be arranged and paid by the tenant if applicable. Additional charges may include:Costs for damages, cleaning, or missing items Unpaid bills or rent arrears Bank/administrative charges for failed or reversed payments Costs for breach of agreement or legal recovery
A guarantor is required as part of the tenancy agreement. The guarantor agrees to guarantee all obligations of the tenant, including rent payments and any liabilities under the agreement. If the tenant fails to meet their obligations (such as unpaid rent or damages), the guarantor becomes responsible for covering those obligations. Even if a third party (e.g., sponsor) pays the rent, the tenant remains fully responsible. The guarantor’s responsibility still applies regardless of third-party payments.
