Deposit require a deposit equal to five weeks’ rent, and it will be protected under the DPS The deposit is protected under a government-approved scheme (DPS). It is refundable at the end of the tenancy, subject to deductions for damages, unpaid rent, or other charges.
Rent must be paid monthly in advance on the agreed date. The first rent payment is due at the start of the tenancy.

Even if a third party (e.g., sponsor) pays the rent, the tenant remains fully responsible. The guarantor’s responsibility still applies regardless of third-party payments.
