    If for any reason you decide to leave during your contract the Landlord will need to be contacted for permission for you to do so.     Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

    Pay In Instalment

    1. Payment in two 6 monthly instalments (No UK guarantor required) 2. Payment in 4 installments (UK guarantor required) Please note:  1. A maximum of 6 months’ rent can be paid at any one time, if the tenancy is for less than 6 months this can be paid in advance. 2. The first instalment of rent will be due 7 days prior to the tenancy commencement date for keys to be provided. No keys will be provided if any balance of the first instalment, security deposit or missing required documentation (see 1.4 of booking T&Cs) be due on the day of move in. The second rental instalment will be due in October, the third in January and the fourth in April or May (depending on tenancy length).

    Guarantor Requirement

    1. You need to provide a valid UK based guarantor if you wish to pay in installments. 2. The property does not accept international guarantors. 3. If you are unable to provide your own UK Guarantor, the property recommends the service of Housing Hand.

    Additional Fees

    You have to pay £20 per week extra for Dual Occupancy.

    Security Deposit

    Upon commencement of the tenancy, the £500 will be registered as the security deposit. This will be returned to you at the end of the tenancy, if the room be left in an acceptable condition. Please note: The property team will be able to share the contract only after you have topped up the £500 deposit.

    Booking Deposit

    1. At the time of booking, you will be asked to pay a deposit of £500 in order to secure your booking. 2. Your deposit is required to be paid within 48 hours of receiving your booking confirmation.

    What will happen if I don't pay my rent?

    The easiest way to ensure your payments are on time is to check your rent schedule, which can be found on the back page of your tenancy agreement and set up a standing order with your bank. A standing order is an instruction you make to your bank, you set thus up yourself, choose the amount that’s taken and the frequency of the payments.

    At the end of your tenancy, a member of the accommodation team will conduct a full inspection of your room. Providing there is no damage and your room has been left the same as when you moved in.
