Was the building constructed in an environmentally friendly manner?

Yes, the building was constructed based on the latest environmental standards. They even went a step further: We put solar panels on the roof, a combined heat and power unit on the ground floor and a heat recycling system in each apartment. This means you can live your life with a minimal CO₂ footprint.

When was the building made?

They began planning the building back in 2015. The groundbreaking ceremony was held in late 2016 and construction is scheduled for completion in late 2017.

Where is the building and what is the area like?

The building is located on Deulstrasse, a quiet side street in Oberschöneweide in the district of Treptow-Köpenick, which lies in the south-east part of Berlin. The area is very popular among students, trainees, daily commuters and young people because of its convenient location. Numerous supermarkets, restaurants and bars, the city center, various parks and multiple university campuses are only a short distance away.

Is there a building superintendent?

Yes.

What apartment categories are available?

We offer four categories – BASIC, PLUS, ROOFTOP and ROOFTOP XL.

How are the categories different?

The individual categories differ primarily in their size and location within the house. The BASIC flats are located in the rear building, the PLUS flats offer a little more space and are located in the front building. ROOFTOP flats are of different sizes, have balconies and are located on the top floor of both houses. The normal ROOFTOP is similar to the PLUS category flats. The ROOFLTOP XL offers more living space and can be inhabited by up to 2 persons.

What happens after I send in my application?

They will review the documents you provide to them and then contact you to set up a time to view the apartment. Or, if you prefer, they can just send you the rental contract.

What do I do when I receive the rental contract?

After you receive the rental contract, you should fill it out in duplicate, sign it and then send it back to us within 5 days. The contract will be reviewed, countersigned, and sent back to you within a few business days. Once that is complete you can move in on the agreed date. Please note that incomplete documents will delay the process. If this happens you should hurry – we can reserve your apartment only for a limited time.

When can I move into my apartment?

They will notify you of your move-in date as early as possible.

How do I pay the rent?

The rent and operating cost are debited from your account monthly and conveniently by direct debit.

What is included in the flat rate?

Almost everything is included in your rental price: water, hot water, heating, electricity, internet, cable TV, caretaker, waste disposal, etc. Unfortunately, the obligatory broadcasting fee is not included, as this is a personal fee and we are not allowed to pay it for you.

License fee, what?

In principle, the license fee must be paid by every household. However, there are some exceptions, such as recipients of BAföG.

Do I have to pay a commission or other fees after signing the contract?

In principle, we assume the costs for the mediation of the apartment. We will only charge you for the costs of handing over and handing over the apartment with a one time fee of 150 euros.

Do I have to pay a security deposit?

Yes. As security you will need to pay two months of the base rent before moving in. We will keep this deposit until you move out. Further details are included in the rental contract.

What do I need to bring with me when I move in?

You, a valid ID and some time so that we can show you everything.

Can I buy furnishings such as bed sheets and dishes from you?

Unfortunately not at the moment. But we are currently working on a list of useful things that we can get for your move-in if you wish

Who do I contact if I have any questions regarding the rental contract?

Call them or write them an email.

How can I cancel the rental contract?

Even the best times come to an end point. Please send us a notice of cancellation in writing. A scan by e-mail is sufficient for this.

Can I change apartments?

In some cases it is possible - lets talk about it.

What do I need to consider when moving out?

Arrange a handover date with us in good time. When you move out, the apartment should look like you took t over.

Are per allowed?

Unfortunately pets are not allowed. If you are dependent on a guide dog, let’s talk about it.

Can I use the basement?

If there were a basement we would have no problem with you using it!

Can I park my bicycle somewhere?

Yes, there are plenty of bicycle parking spots. Even though the parking spots are secure, don’t forget to lock up your bicycle properly.

Are there communal rooms?

Yes, there is the inner courtyard, a garden, and a small lounge. In addition, they are working on further cooperation in the immediate vicinity to give to you more space for your ideas.

Where can I do my laundry?

In the front building, They have set up a laundry room with washing machines and dryers for you. The devices work with chips/euro coins, which you can buy from the. caretaker.

How can I connect to the internet?

Each apartment has its own WiFi access. You will receive access data when you hand over the apartment.

Can I drill holes in the wall?

If you want to hang something, please use Power Strips to avoid damaging the walls. If you need any help, you can always contact the caretaker.

Can friends stay with me?

What do I do if I lose my keys?

In this case, please let them know immediately.

Where are the mailboxes?

They are located in the entrance area.

Can I paint the walls in my room?

No, we really like the color of concrete.

Where can you grill?

Out of consideration for your neighbors, barbecuing is not permitted in the inner courtyard.

Are there night-time quiet hours?

Yes, from 10 pm to 6 am.
