Do I have to pay a damage deposit?

Yes, a £400 deposit is payable for each room. The full deposit must be paid by the time you check in and is secured by the Deposit Protection Scheme (DPS). You will receive an email confirmation from DPS when the deposit is registered.

What does my damage deposit cover and when will I get it back?

The damage deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your stay with us and usually received within 28 working days as long as there are no damages or outstanding rent. You will receive an email from DPS confirming when your deposit is ready to be return.

Do I have to pay council tax?

Full time students in the UK dont have to pay council tax, however you have to provide us with a certificate to show your status as an exempt student.

Do I need to be 18 years of age or older?

To stay at all of the properties you will need to be over 18 when you move in.

When do I have to pay my licence fee by?

An advance licence fee payment of three weeks’ rent is due when you make a booking (for Bloomsbury and Kings Cross properties, we require an advanced rent payment of 4 weeks). This payment is non-refundable after the cooling off period - see Cancellation . You have the choice to pay in full or in three termly instalments. For all properties, there are a limited number of 2% discounts for upfront payments. We offer termly instalments or an upfront payment, instalment dates are due on 1st August, 12th Jan and 12th April.

What is included in the licence fee?

Your room, access to all of our communal spaces, all utility bills (i.e. electricity, water, heating) and Wi–Fi internet (including up to 5 devices (6 devices at Bloomsbury), with a speed of 100+Mbps across all sites and 200Mbps for Wembley, Canada Water and Kings Cross) are all included. At Scape Shoreditch, Guildford and Wembley (shared kitchen/living rooms only) the rooms also come with TVs. The following is not included: • contents insurance • meals • laundry • TV licence (where a TV is provided as part of the room); • linen (including bedding and towels); or • crockery, cutlery and cooking utensils You can purchase a variety of student living packs from our online portal and at reception for all of your bedding, linen, crockery, cleaning and hospitality needs - NB. the contents of these packs does vary between sites - so please ask the team for more information.

What payment types are accepted?

The property accepts most debit and credit cards to confirm a booking (except American Express). Your payment must be completed online as they have limited payment facilities on site. Alternatively, you can pay via TransferMate, a quick, easy and secure online bank transfer for international students. Unfortunately, we do not accept any cheque or cash payments.

Do I need a guarantor to book?

You don’t need a guarantor.

How much do I have to pay to book?

An initial advanced rent payment of 3 weeks is to be made in all properties except Bloomsbury and Kings Cross where this is 4 weeks. The remainder of your rent will be split into instalments.

Can I swap my room once booked?

Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received.

Can I book a viewing?

Yes. You can book a tour. Please make sure you receive a tour confirmation before turning up.

Can I move in later than my start date?

Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask that you select your arrival date on your online portal and let us know if anything changes.

Can I move in before my start date?

Unfortunately, it is not possible to move in earlier. But in exceptional circumstances, we may be able to sort something out, please contact us and we can always look into this for you.

Can I live near my friend?

That shouldn’t be a problem, but this will depend on availability.

Can I have a discount?

Their discounts may be available during limited periods of time only and will be advertised on the social media channels or newsletter.

If I book with a friend, do we get a discount?

They do not offer group discounts although they may have offers running.

My friend who booked after me got a discount but I didn’t. Can I still get a discount?

Discounts are available during limited periods of time, sorry that you missed out.

I am on a waiting list, how likely is it that I will get a room?

Joining the waiting list does not guarantee a room. If a student cancels and a room becomes available, we will then inform everyone that is on the waiting list. Bookings are made on a first come first served basis.

Can I share a room?

Most rooms are for single occupancy only. Although some of our larger studios are available to couples, as long as you are both full-time students you just need to contact the team to arrange this. Please note when booking a dual occupancy room you will be charged an additional £30 per week.

What happens if something in my room, e.g. a chair or light bulb breaks?

Please report any maintenance issues. Your problem will be logged and a member of our on-site maintenance team will help resolve the issue as soon as possible.

How is my room cleaned?

It is your responsibility to keep your room clean. Vacuum cleaners are provided for you to use, free of charge. We also offer a cleaning service at an additional charge. Please ask at Reception for more details.

Is there a gym/fitness club?

Yes, the gyms are totally free and are available to all residents. To use the gyms, students will need to complete a health and safety declaration and waiver.

Is there a curfew?

There is no curfew, but we do operate 'quiet hours' between 11:00pm and 7:00am. You can access the building 24 hours a day, although you will need to use your key card to enter the building.

Can I have guests stay overnight?

You can have overnight guests stay with you as long as it is cleared with Management in advance and your guests are registered with reception when they arrive. You may have a guest stay with you for up to 7 nights, unless otherwise agreed by the Residence Manager.

Is there car parking?

There is no car parking available at any sites, but we are very accessible and close to lots of public transport links.

If I go away for the university holidays do I need to move my possessions out of my room?

No, you only need to move out of the room at the end of your contract.

If I go away for the university holidays do I need to pay rent for that period?

Yes, you still have to pay rent for the duration of your contract even if you are away on holiday.

Can I smoke in my room or the building?

They have a zero-tolerance policy on smoking in the buildings and outdoor shared spaces. The site teams will be able to tell you where you can smoke around the building.

Is it noisy?

All windows are double glazed. We also operate quiet hours in the evening; however some of our properties are in busy places so you may hear some noise from time to time and please bear in mind other students can be a bit noisy sometimes too. They can help you if you are experiencing unreasonable noise during quiet hours.

Is it a safe area?

London is a major city, and we do advise students to follow general safety precautions. That aside, their team is around 24/7 (So we don’t mislead for kings cross) buildings are equipped with 24-hour security and reception, and they have CCTV and key fob entry which allows students into the building at night, their corridor and then their room.

Can I store my belongings?

There is under-bed storage, wardrobes, and drawers in all of the Scape rooms. They do not currently offer any other storage.

Can I have proof of address?

Yes. Once you have a confirmed booking, you can view your invoices, receipts and contract. These should all serve as proof of address. If you need additional proof, the Reception team can also provide a signed letter confirming your address.

Do you have an A/C?

There is no air conditioning in the rooms but there is air con in all gyms and communal spaces. Some rooms come with window vents and individual temperature controls - please ask your building managers for more info on your specific room.

Can I let my friend live in my room when I’m away?

No. You are responsible for your guests and must accompany them at all times.

Can I bring my bicycle?

Yes, they offer bicycle storage at each of our locations.

Do I need to bring any documentation for check-in?

Yes, when you arrive and check-in you will be asked to provide a photo ID. This can be a driving license, passport or any form of photo ID that shows your full name and date of birth.

What are check-in times?

To check in smoothly, you should have already made payment before you arrive, get in touch with the team to complete this before you are due to move in. Check-in times are generally Monday-Sunday 2 pm-8pm. If they haven't received payment, you will not be able to move in.

I haven’t seen the building; will I be given a tour when I check in?

When you check in you will be told where in the building you can find the facilities, disposal rooms, and other areas. They have virtual tours available at each site. They also have 360-degree views of our rooms, please visit our location pages to see these.

How do I check out?

In the week before your contract end date, you will be asked to organize a room inspection for any damages. Once this is done, you just need to return your keys (room, post box and safe box) to reception and they can check you out, you must speak to us and complete a departure form.

I am leaving early, who should I tell?

They know that some students may not stay for the whole duration of their contract, but they do need to know that you’ve left so we can say goodbye, complete your inspection and return your deposit without delay. Please let them know if you intend to leave early and complete a departure form at reception before you leave. Please tell them in advance before you leave in time for us to inspect your room.

What do I have to do if I want to cancel my contract?

Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received. After this deadline, you may cancel your booking up to and including 1st August 2024. Past this, you are responsible for finding a suitable replacement (a student not already living at the property, who is attending a full-time course). Until a suitable replacement is found you are liable for the rent owed, and once you’ve found a replacement you will have to make a £350 payment relating to the room cleaning and transfer of the lease.

Can I have someone sublet my room?

Sorry, you cannot sublet your room. You may cancel your Residence Agreement, as long as you find a suitable student replacement (as defined in the Residence Agreement). Please be aware that you will be liable for any outstanding payments and all reasonable administrative charges incurred in connection with this.

If I don’t make the grade/get a visa/don’t go to uni/etc., do I get a refund?

If you are within the cooling-off period, you can cancel. Outside of this period, you may be eligible to apply for a refund under one of our flexible policies. If you are not eligible then please refer to the canceling policies.

When do I get my deposit back?

This will be returned at the end of your tenancy. Once you have departed the property, your damage deposit will be processed with the DPS who will email you separately about the return of your deposit. We aim to process all deposits within 28 working days.

What’s the nearest tube/rail station?

Canada Water Tube Station is just a 5 minute walk away, with access to the Jubilee line and Overground meaning quick journey times into central and south London.
