4. Most residents use a parent, guardian or family member. However, please note you can NOT act as your own guarantor.
For 25-26 AY & 26-27 AY:-
If you have paid a Holding Payment when entering in to the Reservation Agreement, a cooling-off period of three (3) days applies, starting from the date of the Reservation Agreement (the “Cooling Off Period”).
If you decide to cancel your Reservation Agreement within the Cooling Off Period, you may do so by sending an email to the site team, and your Holding Payment will be refunded in full.
If you cancel your Reservation Agreement after the Cooling Off Period, your Holding Payment will be retained.
For 25-26 AY & 26-27 AY:-
Your application for a visa has been declined. Please note that this does not include situations where your visa has been granted and subsequently withdrawn.
If you meet the above Cancellation Criteria and can provide the property with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, they will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).
For 25-26 AY & 26-27 AY:-
To request to cancel your booking outside of the Decision Making Period on or after 31st July but prior to the Tenancy Start Date as set out in the Tenancy Agreement, you must meet the following criteria:
You have failed to obtain your grades to study at university and as such do not have student status.
If you meet the above Cancellation Criteria and can provide the property with evidence demonstrating that you meet the above criteria, your request for cancellation will be granted. If you have already accepted your Tenancy Agreement and paid your first instalment of Rent at the date your cancellation request is granted, they will refund you the first instalment of Rent less any Holding Fee paid (or an amount equivalent to the Holding Fee if you booked your room after 31st July).
For 25-26 AY & 26-27 AY:-
If you wish to cancel your Tenancy Agreement but do not meet the Cancellation Criteria, you may find a suitable replacement tenant, and request our approval of the same (which shall be at our sole discretion).
To request a replacement tenant, please email your property management.
Please note : Property will not agree to release you from your Tenancy Agreement, or to accept a replacement tenant, unless all outstanding accounts with property are settled in full.
For a replacement tenant to be suitable they must meet the following non-exhaustive requirements:
• be a student and meet the accommodation preferences attached to your room (for example, a female-only flat);
• not have any rent arrears under any other tenancy agreements with the landlord or its affiliates;
• not be an existing resident or have an existing academic year room booking with the landlord or its affiliates;
• sign a tenancy agreement for the entirety of the remaining term of your Tenancy Agreement and secure it with payment of any required deposit.
After the Tenancy Start Date as set out in the Tenancy Agreement, requests for room moves or for property to accept a replacement tenant to take over your tenancy will be managed based on availability and at our sole discretion. The terms of changing apartments, depending on the case, may require the signing of an amendment or a new lease agreement according to the type and rate of the new accommodation. A non- refundable Administration Fee of £50 will be payable in each instance and you will be responsible for cleaning the room in accordance with the terms of the Tenancy Agreement.
Please note : - Requests for replacement tenants received after 1 June within the Tenancy Period will not be accepted.
All your utility bills at Canvas Student Arthur House – water, electric, gas, internet, gym and use of all the social spaces – are included in the price. There are no hidden charges, what you see on your contract is what you pay (besides any damage to the room or fines you incur).
You are welcome to have guests at Canvas Student Arthur House through the daytime, and an overnight guest for a reasonable amount of nights. You'll need to get permission from management for an extended period. They will need to provide a form of ID to check in through your resident portal, and you will be responsible for them throughout their stay. Please note, you will also need written consent from management if your overnight guest is under 18 years of age.
Canvas Student Arthur House has CCTV in and around each property, an electronic key entry system for the main entrance, common areas, each flat and bedroom. There is also staff on site 24 hours a day, 7 days a week.
In the UK, students are exempt from paying council tax – you won’t need to pay this, but if the council do mistakenly bill you, you will need to provide details to prove that you are in full time education and living at Canvas Student Arthur House.
If you bring your own TV at Canvas Student Arthur House, or want to watch or record programmes as they are shown live (including on mobile phones, tablets or computers), you will need to apply and pay for a TV License. This also includes TV's provided by the management.
If you’re having any problems with your room at Canvas Student Arthur House, a shared living space, or one of the communal areas, you have two options. You can log the issue using the resident portal, providing details so their maintenance team can get this sorted for you as soon as possible. Alternatively, you can come down to your reception and talk to a member of staff so they can log it on your behalf.
Unfortunately, you are not allowed to keep any pets in your room or any shared living spaces at Canvas Student Arthur House.
They want your university experience to be as positive as possible – if you are having any issues with flat mates at Canvas Student Arthur House, please let them know. They will do their best to help resolve any problems you might be having.
Each flat at Canvas Student Arthur House has its own lockable mailbox located in the lobby - your room keycard will also give you access to this. If any larger packages, or anything that requires a signature arrives for you, they’ll hold onto it and let you know via text or email so you can come and collect it. For security reasons, you will need to provide photo ID and give a signature to confirm collection. Post will not be given out to other residents on your behalf without written authorisation
