Frequently Asked Questions

How do I get a spot at the property?

Securing a spot is easy and can take less than 20 minutes. First, start an application  by reaching out to our staff. Then, complete all required fields and actions on the Online Application and invite your Guarantor to complete their items. Finally, complete the Electronic Lease for both you and your guarantor. From there, a background and credit check will be run for you and your guarantor, and upon passing our screening criteria, you will receive an email or text message that you are successfully locked in for the school year!

What does Individual Leasing mean?

Individual Leasing means that each resident must sign a lease for their own, specific bedroom, rather than signing a group lease for an entire apartment. As a result, each resident is responsible for their own rent and utilities, NOT those of their roommates.

Why should I sign up early?

Signing up early grants residents access to a number of limited perks and benefits including preferred rates (which rise as the year goes on), access to on-site parking, and prized floor plans and unit types. Call today to talk with our team about availability.

How can I live with people I already know?

If you know your desired roommate or roommates before/while applying, you can send them an invite through the application portal directly. If you know your desired roommate or roommates after applying, you can contact the property staff, who will then update your profile accordingly.

Does the property offer Roommate Matching?

The property offers a robust, survey-based Roommate Matching program should you be interested in a multi-bed floor plan but not have roommates upon application.

What is a Field Pass and why does it matter?

The Field Pass is a VIP experience for new residents who have completed their move-in checklist at least 10 days prior to their move-in date. The coveted status gives residents access to faster key collection and other such benefits.

How do I earn my Field Pass?

Easy! To earn Field Pass move-in status, you must pay all outstanding balances by August 1st, and then set up automatic payments, sign your Unit Assignment Addendum, and provide Proof of Renter's Insurance (all through your Resident Portal) at least 10 days prior to your move-in date.

When is my rent due?

Rent is due on the first of every month, starting on the 1st of July.

What furnishings are included?

Bedroom includes: Mattress, Bed Frame, Desk, Chair, Dresser, and Headboard.
Common Areas include: Refrigerator, Dishwasher, Washer/Dryer, Sofa, Media Stand, TV, Coffee Table, and Bar Stools.

What should I bring to my new apartment?

Units include furniture and appliances, but the following is a guide to help you plan for any personal items you may also want.

Bedrooms: Mattress Pad, Pillows, Pillow Covers, Linens/Blankets, Towels, Toiletries, Trash Can, Electronics and appropriate charge cords/cables, personal decoration, and anything else that will help you feel welcome in your new home.

Common Areas: Living Room Electronic Equipment, Cords/Cables/Adapters, Personal Decoration, Trash Can, Trash Bags, Pots & Pans, Cups, Eating/Serving Utensils, Small Kitchen Appliances, Dish Soap, and Laundry Detergent.

What is Renter's Insurance and do I need this?

Renter's Insurance protects you, your guarantor, and the property for damages that may occur during your lease. All residents living at Fieldhouse Dinkytown must have an active renter's insurance policy submitted to the property staff before move-in. If you need help, Fieldhouse makes it easy for you to enroll through our Master Policy, or you can bring your own proof of coverage with your Insurance Carrier. If you choose to provide your own proof of coverage, the following requirements are as follows: Property Liability coverage must cover a minimum of $100,000; Fieldhouse Dinkytown must be added as an Interest 3rd Party; you must include both the Fieldhouse address and your Unit Number upon registration.

Does my child need a guarantor to complete their Application/Lease?

Yes. To live at Fieldhouse Dinkytown, students are required to have a guarantor co-sign their lease agreements. In our screening process we verify Income to Rent and Credit Scores, which students may  not be able to pass on their own. Under extraneous circumstances, at the Landlord's discretion, permission may be granted for the student/tenant to be screened as a self-qualifying tenant, but this will require an additional deposit or payment of the lease term in full.

How do I pay my rent and when is it due?

Rent is due on the first of each month and may be paid via ACH, Debit, or Credit Card through the Resident Portal, or by paper check or money order at the Leasing Office. Cash is not an approved form of payment. For any online payments, convenience fees will be applied through our software payment provider, Entrata. Late fees will be applied for any balances outstanding starting the 4th of the month. Refer to your Lease for more information on convenience fees and late payment calculations.

How do I put in a maintenance request?

You can put in a maintenance request by stopping by or calling the front office, and by logging into your resident portal.
