1. You can cancel your booking up to 7 days after you accept your offer or pay your deposit (the Initial Cancellation Period), providing you have not already moved in to the property and the property will refund your security deposit in full.

3. If you don’t secure your entry Visa for your study in the UK and want to be released from your Tenancy Agreement, you must provide the proof of your Visa refusal no later than 7 days after you’ve been notified of the decision.

A copy of the letter from the Home Office, UK Visas and Immigration, or any other official Visa issuing body, along with a letter from the university, sponsor, or institution where you were due to study. This must clearly show your full name, address, and the date of issue. You need to email this to the property.

1. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to the property and they are able to re-let the room.
2. The replacement tenant must be over the age of 18 and have the necessary student status (it is your responsibility to find another tenant and provide them with the correction information).
3. If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of £50 for the variation of the contract.
