Additional Fees
<p><strong>Dual occupancy </strong>is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an <strong>additional £50 </strong>and then divided by two for each occupant’s weekly cost unless otherwise stated.</p>

Cooling Off Period

You can cancel your booking <strong>up to 7 days </strong>after you accept your offer or pay your deposit (the Initial Cancellation Period), providing you have not already moved in to the property and the property will refund your security deposit in full.</p> <p><br></p> <p>2. Deposits will normally be refunded within 28 working days of cancellation, however their legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take <strong>up to 60 days </strong>to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, the property team will not be able to influence their processing time.</p> <p><br></p> <p><strong>Please note: </strong>£20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.</p>

<p>1. If you’re an international student who's applied to study at a University or Higher Education institution in any of the cities where the property operates, and you’ve booked a room with them and if you don’t receive the required entry Visa for your studies in the UK, you’ll have the option to be released from your Tenancy Agreement – if you provide them with the necessary evidence.</p> <p><br></p> <p>2. This policy is open to new customers only, who have never lived at any of the property's accommodation before.</p> <p><br></p> <p>3. If you don’t secure your entry Visa for your study in the UK and want to be released from your Tenancy Agreement, you must provide the proof of your Visa refusal <strong>no later than 7 days </strong>after you’ve been notified of the decision.</p> <p><br></p> <p>4. A copy of the letter from the Home Office, UK Visas and Immigration, or any other official Visa issuing body, along with a letter from the university, sponsor, or institution where you were due to study. This must clearly show your full name, address, and the date of issue. You need to email this to the property.</p> <p><br></p> <p><strong>Please note: </strong>If you don’t apply for release from your Tenancy Agreement within the 7-day window, you’ll be bound by the terms and conditions of the Tenancy Agreement.</p>
No Place No Pay
<p>1. If you’re a prospective first-year student who’s applied to a University or Higher education institution in any of the cities where the property operates, and you've booked a room with them, and if you miss out on the required A-Level, Scottish Higher (or equivalent) results and not secure your place at your chosen university, you’ll be able to break free from your Tenancy Agreement as long as evidence is provided to them.</p> <p><br></p> <p>2. This policy is exclusively for new customers who have never lived in any of the property's accommodation before.</p> <p><br></p> <p>3. If you don’t get into your chosen University or College, simply provide them with proof of your rejection and the evidence of the reason why (proof of results achieved etc.) <strong>within 3 working days </strong>of receiving your results.</p> <p><br></p> <p>4. A rejection letter from the University/College/UCAS or a screenshot of your UCAS status, along with proof of your results, etc. You need to email this to property team.</p> <p><br></p> <p><strong>Please note: </strong>If you don’t apply for release from your Tenancy Agreement within this time frame and provide the right evidence, you’ll be bound by the terms and conditions in your Tenancy Agreement.</p>
Replacement Tenant Accepted
<p>1. If you cancel your booking after the Initial Cancellation Period, you remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to the property and they are able to re-let the room.</p> <p>2. The replacement tenant must be over the age of 18 and have the necessary student status (<strong>it is your responsibility to find another tenant </strong>and provide them with the correction information).</p> <p>3. If you find a suitable replacement tenant and the room is re-let they will refund your deposit, less any appropriate charges, as well as a deduction of <strong>£50 </strong>for the variation of the contract.</p>

Contents insurance is included at some management properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. Please note they advise taking out contents insurance if it is not included at your property and management is not liable for the loss or damage of your personal belongings and room contents.

Do I need to pay council tax?

If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

Recycling is one of the best ways for you to have a positive impact on the world in which they live. Recycling is important to both the natural environment and them. They must act fast as the amount of waste they create is increasing all the time.

Management want to do their bit to protect the world, and they’re sure you want to do your bit too, so to make being eco-friendly easy for you they’ve provided recycling and refuse bins throughout your accommodation and they encourage all students to use the facilities provided to recycle waste where possible.

You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.

Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.

Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin. Other items that are not recyclable include: batteries, electrical appliances, kitchen waste, polystyrene, foam and sanitary products.

My time here was almost perfect. Anything I needed fixing in the room was seen within 24 hours of requesting. The staff are unbelievably friendly and helped with any issue I had over the year. In specific, the managers were super friendly, even just spending an hour talking to them every now and again.

Really nice accommodation, spacious rooms and lots of storage with a nice and modern bathroom and kitchens. The staff are always ready to help and really nice when you approach them. The only reason i didn't give five stars is purely because of the limit they set on the central heating, the heating is locked at 24 degrees and in my opinion it doesn't make the room warm enough, especially in the winter. Reception were nice and gave me a heater but it doesn't make the room warm like it would if it was the central heating. I re-booked my room for next year but i really do hope they consider increasing the heating limit to around 27 degrees considering how much we pay in rent. Apart from that i'm really happy with this accommodation and they're always giving out freebies:)

Been living here for two years for my second and final year of my undergrad degree. The staff are nice and friendly, which makes me feel like home. I think my studio room is soundproof. The big fridge and freezer, the TV, the AC in my room and the vending machine in the common area are amazing. A printer is also available. Plenty of seats are available in the common area and co-working space. The location is right next to Starry market which is an Asian grocery store, right opposite to coop and pizza hut, 5-10 minutes walk to Tesco, domino pizza and the bus stop, and about 20 minutes walk to the university. The only thing that I don't like about Hythe Mills is the toilet and bathroom facilities are quite poor and easily broken. The rest are all nice and good. I am sure all the new face will be enjoying their Samsung smart TV Chromecast and the AC is a must during the summer term. They didn't pay me for this review but I just love living here.
