Cancellation Policies

Cooling Off Period

Bookings may be cancelled without charge if the Booking Confirmation was received before 27 May in the year of commencement of the Occupation Period, provided written cancellation notice is received within 5 calendar days of receiving the Booking Confirmation. If the Booking Confirmation was received on or after 27 May in the year of commencement of the Occupation Period, written cancellation notice must be received within 48 hours of receiving the Booking Confirmation. No Visa No Pay

Students may cancel if they are declined a visa to study in Spain. The policy does not apply if the student failed to complete the necessary steps to submit their visa application in time. For the stated policy, the cancellation request must be submitted no later than 16 August 2026. The student must notify the property in writing within 48 hours of first becoming aware of the reason for cancellation. The Occupation Period must not have started, and the student must not have commenced

No Place No Pay

Students may cancel if they are declined a place at university. The policy does not apply where the student voluntarily withdraws from their university place or where their place is revoked. Evidence of the university's decision must be provided to the property at the time of submitting the cancellation notice. The cancellation right applies regardless of whether the student is appealing the university's decision. The student must notify the property in writing within 48 hours of firs

Replacement Tenant Accepted

Where the standard cancellation rights do not apply, the property does not guarantee assistance with advertising or marketing the accommodation. If applicable, the property may administer the agreement with a replacement licensee. Any further assistance with advertising or marketing is provided at the property's absolute discretion.

Other cancellation policies

Cancellation notices cannot be accepted where none of the specified cancellation circumstances apply and the student simply chooses not to occupy the accommodation. If a student knows when entering the Accommodation Agreement that they will not be a student in education during the Occupation Period, they will not be permitted to commence occupation but remain fully liable for the full Accommodation Fee. Payment and Fees

Additional Fees

20% surcharge applies for dual occupancy (where available). €50 administration fee may apply if a student requests to change their payment option after the cancellation period has expired and the request is approved. Students are responsible for paying the cost of any damage caused during their stay. Laundry and printing operate on a pay-as-you-use credit system.

Booking Deposit

No booking deposit is charged. The Advance Licence Fee paid when booking is a pre-payment of the first 2 weeks of the contract. The Advance Licence Fee is not refunded at the end of the stay. The Advance Licence Fee is paid when the room is booked.

Security Deposit

No security deposit is charged. Students are responsible for paying for any damage caused to the room before checking out.

Pay In Instalment

Students can choose to pay in one annual payment, two instalments, or four instalments. The first 2 weeks of the contract are paid when booking as the Advance Licence Fee. Payment due dates and amounts depend on the building and selected instalment option.

Mode Of Payment

Accepted payment methods include credit card, debit card, online payment,  and bank transfer. Payment methods vary depending on the country where the student's bank is located. International students may make bank transfers to a local bank in their home currency.
