Cancellation Policies

Cooling Off Period

Free cancellation within 5 calendar days of booking for bookings made before 27 May 2026. Free cancellation within 48 hours of booking for bookings made on or after 27 May 2026. Clearing Room bookings do not include a cooling-off period.

No Visa No Pay

Students whose Spanish student visa is refused may cancel and receive a full refund. The cancellation request must be submitted by 16 August 2026. Written notification must be provided within 48 hours of becoming aware of the visa refusal. Documentary evidence of the visa refusal is required. The refusal must not result from the student failing to complete the visa application process. The occupation period must not have started. All payments due under the accommodation agreement

No Place No Pay

Students who are declined admission to a university in the same city as their accommodation may cancel and receive a full refund. Written notification must be provided within 48 hours of receiving the university decision. Evidence of the rejection is required. The rejection must be due to not meeting academic requirements, not misconduct, financial reasons, withdrawal, or revocation. Replacement Tenant Accepted

A replacement student must take over the licence agreement for cancellation outside the permitted cancellation policies. The original resident remains liable for all payments until the replacement takes over. This also applies if the student has already checked into the accommodation.

Other cancellation policies

Cancellation requests must be submitted in writing with supporting evidence. Only one cancellation request is permitted for the same booking. Once the occupation period has started, free cancellation is no longer available. The property may cancel a booking before move-in if: The student breaches the booking terms. The student fails eligibility requirements. Required payments are not completed. The student has previously breached the accommodation agreement.

Payment and Fees

Booking Deposit

Students pay an Advance Licence Fee equal to the first two weeks of the accommodation contract when booking. The Advance Licence Fee is deducted from the total accommodation charges. It is refunded only where cancellation qualifies under the published cancellation policies. After the cancellation period expires, it becomes non-refundable and non-transferable, unless an eligible cancellation policy applies.

Security Deposit

No security deposit is required. Residents are responsible for paying for any damage caused during their stay.

Pay In Instalment

Students may choose from: One annual payment. Two instalments. Four instalments. Payment dates and amounts depend on the selected building and payment option.

Mode Of Payment

Major credit cards. Major debit cards. Bank transfer. International bank transfers in the student's local currency (where available). Approved third-party payment providers for the Advance Licence Fee.

Guarantor Requirement

No guarantor is required to book accommodation at this property.

Additional Fees

20% surcharge applies for dual occupancy (where available). €50 administration fee may apply if a student requests to change their payment option after the cancellation period has expired and the request is approved. Students are responsible for paying the cost of any damage caused during their stay. Laundry and printing operate on a pay-as-you-use credit system.
