Booking Deposit

Security Deposit

<p>A security deposit equivalent to <strong>3 months’ cold rent</strong> is required.</p>

Pay In Instalment

<ul> <li>The <strong>rental agreement must be signed</strong> and the <strong>admission fee paid within 5 days</strong> of booking confirmation.</li> <li>The <strong>security deposit</strong> must be transferred <strong>at least 14 days before</strong> the rental start date.</li> <li><strong>Billing Cycle</strong>: Monthly.</li> </ul>

Mode Of Payment

<ul> <li><strong>Admission Fee</strong>: Payable <strong>via card</strong>.</li> <li><strong>Deposit &amp; First Rent</strong>: Must be paid <strong>via bank transfer</strong>.</li> <li><strong>Monthly Rent</strong>: Collected through <strong>SEPA direct debit</strong> on the <strong>1st of each month</strong> from a European bank account.</li> </ul>

Guarantor Requirement

<p>No guarantor requirement.</p>

Cooling Off Period

<p>A <strong>14-day cooling-off period</strong> applies from the date of booking.</p>

Early termination by students

<ul> <li>If you wish to <strong>terminate the contract early</strong> <strong>without</strong> providing a replacement tenant, you must follow the <strong>standard termination rules</strong> specified in your rental agreement.</li> <li><strong>Key Points: </strong>You must <strong>continue paying rent</strong> until the official end of your contract <strong>or</strong> until a suitable replacement tenant is found and approved. The <strong>contract cannot be terminated immediately</strong> without following the process. For visa-related issues or other exceptions, <strong>no special provisions apply</strong> — tenants must still <strong>terminate as per the contract terms</strong>.</li> </ul>

Replacement Tenant Accepted

<p>Process to Follow Documents Required from the Replacement Tenant</p> <ul> <li>Must be an <strong>enrolled student, apprentice, or trainee</strong></li> <li><em>(In some locations, young professionals may also be accepted — confirm with the Letting Team)</em></li> <li>Must commit to a <strong>minimum rental period of 6 months</strong></li> <li>Must <strong>rent at least until 30th September</strong> of a year <strong>and at least until the end of your current contract</strong></li> </ul> <ol> <li><strong>Start the process</strong> at least <strong>4 weeks before the end of the month</strong> in which you plan to move out.</li> <li><strong>Example: </strong>If your contract runs from <strong>01.10.2022 to 30.09.2023 </strong>And you wish to terminate it on <strong>31.05.2023 </strong>Your replacement tenant must rent <strong>from 01.06.2023 to at least 30.09.2024</strong>.</li> <li><strong>Submit Documents: </strong>Complete the <strong>New Tenant Form </strong>Upload all required documents via the <strong>contact form</strong></li> <li><strong>Approval &amp; Agreement: </strong>Once approved, you’ll receive a <strong>mutual termination agreement</strong> via <strong>DocuSign </strong>Sign the agreement digitally</li> <li><strong>Processing Fee: </strong>A <strong>€150 processing fee</strong> may apply (depending on your contract)</li> </ol> <ul> <li>Proof of matriculation / education / work</li> <li>Liability insurance</li> <li>ID card / VISA</li> <li>SEPA direct debit mandate</li> </ul>
