    You may terminate the licence if: You formally withdraw from your course of study. Your studies are suspended or you intercalate for more than one calendar month. You find an approved replacement full-time University student who signs a Licence to Occupy and agrees to pay the remaining Licence Fees. The University commits a serious breach of the licence and fails to remedy it within a reasonable time. A 28-day notice period applies following withdrawal o

    You must find an approved full-time University student who: Is not currently living in University or University partner/nominated accommodation. Is accepted by the Accommodation Hub. Signs a Residence contract/Licence to Occupy. Agrees to pay the remaining Licence Fees. Your liability ends only when: The Accommodation Hub receives the signed Residence contract from the replacement student; and You return your room key.
  • Deferring Studies
    If your studies are suspended or intercalated for more than one calendar month, you may terminate the licence. A 28-day notice period may apply. Licence Fees continue until the notice period ends and the room key is returned. In exceptional circumstances, the University may reimburse some or all Licence Fees at its discretion.
  • Extenuating Circumstances
    In exceptional circumstances, the University may reimburse some or all Licence Fees following withdrawal or suspension/intercalation, at its sole discretion.
  • Other cancellation policies
    Unless prior arrangements are agreed, you must occupy your room by the end of University Induction Week; otherwise, you remain liable under the contract until the room is re-let. The University may terminate the licence if you: Seriously breach the licence or ancillary documents. Fail to pay Licence Fees or other charges. Are declared bankrupt. Fail to register as a full-time student within 10 working days of taking up residence. Withdraw from your course.
  • No Visa No Pay
    The No Visa No Pay policy is applicable.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
