I have a guest who would like to stay with me throughout my lease. What should I do?

During the booking process, you can specify if you wish to add a sharer. The weekly rent displayed on their website is per week and person only. The additional sharer is chargeable at $49 per week on top of the weekly rent.
For Adelaide and Canberra: Sharer can be either a student or a non-student.
For Melbourne: Sharer must be a student.

They currently do not offer Contents Insurance and it is not included in your rental. They recommend that you consider applying for it separately.

I would like to change rooms. What should I do?

Room changes are subject to availability. You will be charged a room move fee and a departure cleaning fee. You may raise a ticket with them at your Guest Portal under the Information Tab or reach out to their friendly property team to find out more.

I would like to break my lease. What should I do?

You are liable for a lease break fee equal to two (2) weeks of rent with GST. You are still liable for rent payment until the apartment is leased again. They always recommend for you to find someone to take over your lease. Any rent rebate or laundry credits given will be charged back to your account.

What time should I check out on my lease end date?

Their check out timing is at 10:00am on the morning of your lease end date.

Upon checking out, do I have to pay for departure cleaning?

You may be expected to pay for departure cleaning. Please approach the property’s reception for more information.

Can I bring my pet into the property?

No pets are allowed at any time, on their properties.

I have decided to change/defer my booking dates. Is it possible?

Unfortunately, they don’t allow any deferral for their confirmed bookings. For any additional cancellation reasons not covered in the above clauses, please contact them to discuss further.

I have decided to cancel my booking after my lease starts. What are the penalties?

Cancellations After Lease Commencement You will be required to sign a Residential Tenancy Agreement, Rooming House Agreement, Occupancy Agreement prior to arrival. Once the Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is signed, the terms and conditions of the Tenancy Agreement, Rooming House Agreement or License to Occupy will then apply and supersede any other conditions of cancellation policy. The Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent/Occupancy Fee, they must notify Y Suites management in writing and complete a lease break form as soon as possible.
