1. A deposit equivalent to 2 weeks’ rent and one-time mandatory items (shower curtain & mattress protector) is required to secure your booking.

2. This deposit will be applied towards the initial rent payment, and it is non-refundable unless stated otherwise in the cancellation policy.

Security Deposit

For 25-26 AY & 26-27 AY:-

1. You will be required to pay a bond/security deposit of 4 (four) weeks of rent to secure your booking.

2. The bond should be paid to the property before the stipulated deadline, and they will lodge the bond with the relevant state’s Rental Tenancy Bond Authority. The bond will be held until after you depart from the property. It will then be returned to you, less any amounts owed to them (including but not limited to rent arrears, departure cleaning, or damages done to the leased apartment).

• unable to secure an Australian visa


To use this option, your cancellation request must:

• include supporting documentation; and

• be received at least 14 days prior to your lease commencement date.


If your contract is due to start within 14 days and you are still awaiting your visa approval, you may choose one of the following options:

• Hold your room by commencing rent payments while you await your visa.

• Request a one-time deferral of your contract start date, up until Semester 1, 2026. Your rate will remain the same. If you later choose to cancel after deferring, the “No Visa, No Pay” policy will not apply, and a 4-week termination payment will be required.

• Cancel your booking and pay the 4-week termination payment.


For 25-26 AY:-

1. If before 14 days of commencement of lease agreement you are refused a visa to study in Australia by the Department of Home Affairs (DHA) and within 24 hours of receiving DHA refusal, you are required to send a written email requesting for cancellation to the property with the following information:

a) Reservation Number & Property booked

b) Proof of DHA refusal letter/confirmation.

2. If before 14 days of commencement of lease agreement your Visa is still on Pending/Processing stage, you are required to send a written email requesting for cancellation to the property with the following information:

a) Reservation Number & Property booked

b) Proof of Pending/Processing stage screenshot from the DHA website.


Please note: The Cancellation Policy is applicable only to new students with a booking who have not previously stayed with the property. Please be informed that once your contract commences, this policy no longer applies.

No Place No Pay

For 26-27 AY:-

Students may cancel an Agreement without charge under property “No Place, No Pay” policy if they are:

• declined entry to their intended course of study in Australia.


To use this option, your cancellation request must:

• include supporting documentation; and

• be received at least 14 days prior to your lease commencement date.


If your contract is due to start within 14 days and you are still awaiting your university offer you may choose one of the following options:

• Hold your room by commencing rent payments while you await your offer.

• Request a one-time deferral of your contract start date, up until Semester 1, 2026. Your rate will remain the same. If you later choose to cancel after deferring, the “No Place, No Pay” policy will not apply, and a 4-week termination payment will be required.

• Cancel your booking and pay the 4-week termination payment.


For 25-26 AY:-

If before 14 days of commencement of lease agreement you received confirmation that you are not accepted from any institution in the city of the property booked and within 24 hours of receiving university’s non-acceptance confirmation, you are required to send a written email requesting for cancellation to the property with the following information:

1. Reservation Number & Property booked

2. Proof of rejection letter/confirmation from an institution under the relevant cities


Please note: The Cancellation Policy is applicable only to new students with a booking who have not previously stayed with the property. Please be informed that once your contract commences, this policy no longer applies.

Replacement Tenant Accepted

The Residential Tenancy Agreement, Rooming House Agreement or License to Occupy is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent/Occupancy Fee, they must notify the property in writing and complete a lease break form as soon as possible.

A. When considering prematurely terminating your Residential Tenancy Agreement, Rooming House Agreement, it is your responsibility to do the following:

1. Continue to pay the rental payments for the remainder of the agreement or until the apartment is re-let plus a portion of the letting fee and advertisement fee (if you have nominated the property to advertise for you, calculated according to the Residential Tenancies Tribunal formula).

2. You may help in finding another suitable person, who needs to apply to the property and have his or her application accepted by them, to take over your apartment.

3. A departure cleaning fee may apply if the apartment is not returned in the same or better condition to the owner.

B. When considering prematurely terminating your License to Occupy, it is your responsibility to do the following:

1. You will be charged an early termination fee of two (2) weeks’ occupancy fee if the License to Occupy is ended by you within the first 48 weeks of the commencement of the License to Occupy

2. You will continue to pay all occupancy fees and charges as set out in Clause 3 of your License to Occupy until such time as an approved new Resident commences a contract for a period no less than the current agreement.

3. Additional cleaning fees may apply if the room is not returned in the same condition, allowing for fair wear and tear.

C. When considering prematurely terminating your Occupancy Agreement, it is your responsibility to do the following:

1. You will be charged an early termination fee of two (2) weeks’ rent.

2. You will be liable to pay the rent until the earlier of:

— the end date of your Occupancy Agreement; or

— the date that the property enters into a replacement Occupancy Agreement for the Bedroom,

3. You will be liable to pay them the equivalent value of incentives that were accorded to you as part of your Occupancy Agreement.

4. Additional cleaning fees may apply if the room is not returned in the same condition, allowing for fair wear and tear.

Please Note: The Cancellation Policy is only available to new students with a booking, who have not previously stayed with the property. Please note that once your contract commences, this policy no longer applies.

Other cancellation policies

For all other reasons for cancellation of reservation the Advance Deposit, including the AU$55.00 fee for the Shower Curtain and Mattress Protector, will be retained as it is non-refundable.

Not at all. This is your home and you’re free to come and go as you please. They just ask that all residents respect quiet hours and each other’s space.

Yes, short-term day guests are welcome. Out of respect for your neighbours, they ask that you please limit overnight guests to the guidelines in your lease.

You’ll be able to move in from the official lease start date. They’ll share everything you need beforehand, including what to bring, how to find them and what to expect.

Is parking available?

Unfortunately, they do not offer parking in their buildings. All The property buildings are centrally located in major cities with plenty of public transport options within walking distance.

What happens if something breaks in my apartment?

Their maintenance team is on site and ready to help with issues of all sizes, from light bulbs to leaking air conditioners. You can submit a request online 24/7 and they’ll respond as quickly as possible.

Yes, you’ll have access to all of the in-building amenities and spaces during your stay.

It is very near to USYD and UTS. However, UNSW have to board the 392 bus which takes 30 mins to reach Kensington. You can cook in the communal kitchen if needed or order from delivery apps. The space might feel narrower since its a twin sharing room. On the whole, it might not feel pocket friendly in the long term but it is a decent private student accommodation compared to others like Scape and Iglu. Indian residents are very less and more Chinese residents are to be found.
