Cancellation Policy:-
Residential Agreement Cancellations
Once a Residential Agreement (Agreement) has been signed, the student must comply with the terms and conditions of that Agreement. Whilst the terms of the Agreement vary between different Australian States, the student is required to pay the rental due for the term of the Agreement. If the original student wants to cancel their agreement with property and they or property finds a replacement student to take over the balance of the Agreement, the original student will no longer be required to comply with the terms of the Agreement. This will typically incur a cancellation administration fee of between 1-2 weeks rent.
Students may also cancel an Agreement without charge as part of propertys No Visa, No Entry, No Offer, No Pay option if they are:
-unable to secure an Australian Visa
-restricted from entering Australia due to border closures* or vaccination status recognition
-declined entry to their intended course of study in Australia.
The cancellation request must include supporting documents and be received prior to their lease commencement date.
* Students affected by border restrictions can defer their contract start date for up to 4 weeks after the restrictions are lifted. If students are required to complete mandatory quarantine before moving to property they will not charge them rent until they move in.
Reservation Cancellations
If you are yet to sign your Residential Agreement, please see below for their Reservation Cancellation and Refund policy in your state.
Property will reserve the room for a minimum period of 7 days (or longer if both parties agree) to allow the customer to review and sign a residential agreement and associated documentation. Upon signing the residential agreement, the deposit will go towards the rent payable under the agreement. The customer can only cancel the reservation for a full refund if a written letter of cancellation is sent by email to your property prior to your Agreement start date for the following reasons:
-The customer provides evidence that they have not been able secure an Australian Visa or they have been declined entry to their intended course of study in Australia.
-property has made any false or misleading statements or failed to disclose any material facts.
If the customer otherwise decides not to enter into the residential agreement the upfront deposit will not be refunded.
Payment Details
Booking Fees:
Holding deposit of one weeks rent has to be paid after your application is made. This will be treated as your first rent payment once your booking is confirmed and you move in.
Also bond amount equal to 4 weeks rent is required to be paid at the time of signing the contract.
Rent payments:
Rental fees are paid once per fortnight. The student needs to ensure that the rent is paid a minimum 2 weeks in advance at all times.
Mode of payment:
Pay using credit card (No credit card surcharge applied when paying holding deposits online, however all further credit card payments will have a 1.8% surcharge)
