No Visa No Pay

Students may cancel without charge if: Unable to secure an Australian visa. Cancellation request must: Include supporting documentation. Be received at least 14 days prior to lease commencement date. If cancellation occurs within 14 days of contract start date (or after it has begun), standard tenancy cancellation terms apply.

No Place No Pay

Students may cancel without charge if: Declined entry to intended course of study in Australia. Cancellation request must: Include supporting documentation. Be received at least 14 days prior to lease commencement date. If cancellation occurs within 14 days of contract start date (or after it has begun), standard tenancy cancellation terms apply.

Replacement Tenant Accepted

Students may transfer their lease if they find someone to take over their contract. Students should contact the accommodation team to discuss the lease transfer process.

Deferring Studies

One-time deferral allowed, up to one semester from original start date. If cancelled after deferral, “No Visa, No Offer, No Pay” does not apply; 4-week termination payment required.

Other cancellation policies

Change of mind: Booking may be cancelled before lease start date with minimum 4 weeks’ written notice; full refund of deposit provided. Cancellations by property: Booking may be cancelled if information provided is false/misleading or obligations not met. Holding deposit and/or payments may be retained. Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Room allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment and Fees

Booking Deposit

Holding fee required upon application, equivalent to 2 weeks’ rent. Type: Holding deposit, applied to first rental payment. Timing: Paid upon application. Adjustment: Applied to first fortnight’s rent.

Security Deposit

A bond is required before the contract start date. Bond amount: Equivalent to 2 weeks' rent. The bond is registered with the appropriate state-based authority. The bond is refundable at the end of the stay, provided there is no damage, the room is left clean, and there is no outstanding rent.

Pay In Instalment

Recurring rental payments begin 2 weeks after the lease commencement date. Students may pay rent in advance if they choose, although no discount is offered for upfront payment.

Payment methods: Direct debit (fee-free), Visa, Mastercard, American Express (small fee may apply).

Guarantor Requirement

No guarantor is required.

Is parking available?

Unfortunately, they do not offer parking in their buildings. All The property buildings are centrally located in major cities with plenty of public transport options within walking distance.

What happens if something breaks in my apartment?

Their maintenance team is on site and ready to help with issues of all sizes, from light bulbs to leaking air conditioners. You can submit a request online 24/7 and they’ll respond as quickly as possible.

Can I access the gym and other amenities?

Yes, you’ll have access to all of the in-building amenities and spaces during your stay.

Is there security on-site?

No, however their buildings have 24/7 CCTV cameras and access is via individual access cards.

How close is The property to campus?

All of their buildings are located close to major universities, making it easy to attend classes even when they’re early in the morning. Depending on your chosen university and property, your trip will either be a quick walk, a brisk cycle or a short ride on public transport.
