Where they accept your booking request, they’ll send you a Tenancy Agreement for your signature. You will need sign the contract to confirm the booking. When do I need to pay the rent?

For international students, the rent is payable in advance. For UK students the rent is payable in four installments with the first installment one month prior to moving in and the remaining three installments in line with student loan payments.

How do I collect my keys?

You will be able to collect the keys to your studio on the arrival day as stated in your tenancy agreement. You must notify them of your preferred check-in time 5 days prior to arriving either by calling them or email them or message them on WhatsApp. All of their buildings are highly secure and have a combination of bio-metric, fob and key entry system. Upon arrival, their staff will process your enrolment and provide you with a set of keys and fob to enter the property.

What do I need to bring?

You will need to bring your own bedding, cutlery, cookware, and bin. You will also need cleaning materials and toiletries. If you are traveling from outside the UK, wait until you arrive before purchasing electrical items, or bring adapter plugs compatible with the voltage system in the UK (230V, 50Hz).

What do I need to do when moving out?

You’ll have to move out at the end of your tenancy term. If you plan to extend or stay on, please let them know ASAP so they can ensure you can have the same studio. You will be required to return the studio in the same condition it was provided. In general, you will be required to clean your studio including the kitchen area and ensuite and dispose of all rubbish in the designated bin store. Failure to clean the studio and any damages will be subject to charges, hence we recommend you make an appointment with the accommodation manager to inspect your studio and let you know exactly what is required.

How safe is the Courtyard and Broomfield House?

The Courtyard and Broomfield House have enhanced security. You can only enter the building through bio-metric door entry, this is followed by a fob to enter to your specific floor and a key to enter your studio. If you have any concerns about security or are unable to enter the building, you can call them 24/7 or contact them through WhatsApp.

Is smoking allowed?

Smoking is prohibited in your studio and in the building. Smoking is only allowed outdoor in the designated smoking area.

Do I have to pay for gas, electricity and water?

Electricity and water is included within your rent. Hot water is available 24/7 and you have your own heater with a thermostat so you can control the temperature.

Do I have to pay for internet?

Free superfast Wi-Fi is available throughout the buildings. In addition, in the Courtyard Block A and Block B each studio has its own ethernet connection. When you move in the accommodation manager will provide you with details on how to connect to the internet.

Do I have to pay for a TV License?

TVs are provided in the Games Room and in each studio. The TV in the Games Room is covered by the Landlord’s TV License. If you will be watching TV in your studios you will be responsible for getting your own TV License.

Do I have to pay Council Tax?

As a full-time student at the University of Huddersfield you do not have to pay Council Tax.

Who is responsible for maintenance?

The property is responsible for maintenance. However, it is your responsibility to promptly notify if something is not working or requires repair. If you fail to report it in a timely manner you will be held responsible for damage caused as a result of late notification.
