  • Cooling Off Period
    Tenants who book online or by phone without viewing the room can cancel within 72 hours of booking, provided they have not moved in. For bookings from 1 August 2026, the cooling-off period is reduced to 24 hours. The €100 Advance Rent is refunded in full when cancellation is made within the applicable cooling-off period. Refunds are processed within 10 working days.
  • No Visa No Pay
    After the cooling-off period and before the tenancy starts, cancellation is allowed if the tenant is unable to obtain a visa to enter Ireland. Supporting evidence must be emailed to the Residents' Team within 72 hours of receipt. €50 of the €100 Advance Rent is retained for administrative costs, and €50 is refunded.
  • No Place No Pay
    Cancellation is allowed if the tenant does not receive the required grades to attend their chosen university or college. €50 of the €100 Advance Rent is retained, and €50 is refunded.
  • Early termination by students
    From 1 May to 1 October, a tenant may terminate the agreement by giving the minimum statutory notice period and serving a valid Notice of Termination.
  • Replacement Tenant Accepted
    A tenant may find a replacement occupier who is acceptable to the landlord to end the licence early. The original tenant's account must be up to date. The original tenant remains responsible for rent until the replacement occupier has signed and paid. A replacement-tenant processing charge applies.
  • Extenuating Circumstances
    Exceptional-circumstance cancellations are accepted after the cooling-off period for visa refusal, not receiving a university place, or failing to achieve the grades needed to continue studies. Supporting evidence must be emailed to the Residents' Team within 72 hours of receipt. €50 of the €100 Advance Rent is retained, and €50 is refunded.
  • Other cancellation policies
    The €100 Advance Rent is refunded in full if the booking is cancelled before the Licence to Reside is countersigned. Applicants/guarantors have 5 days from accommodation selection to sign the Licence to Reside. For bookings made after 1 August 2026, the signing period is reduced to 2 days. If the Licence to Reside is not signed within the applicable period, the booking may be cancelled without penalty and with immediate effect. There is no obligation to offer alternative accommodation
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

    A €100 admin fee applies when changing rooms after the tenancy has started. Damages identified during the accommodation inspection are charged to the tenant and are payable immediately. A replacement-tenant processing charge applies.

    Guarantor Requirement

    A guarantor is required unless the tenant is paying the full year's rent upfront. The guarantor must be over 18 years old. The guarantor must not live with the applicant, except where they are the applicant's parent or guardian. The guarantor must not be living in another Fresh property. The guarantor must provide photo ID and proof of residence dated within the last 3 months.

    Can residents invite guests to stay in their room?

    Yes, occasional overnight guests are allowed. However, no one should stay for more than three consecutive nights, and residents should always check with flatmates first to make sure they are comfortable with extra guests.

    Will rooms be inspected?

    Yes, inspections are conducted at least three times during the tenancy. The team checks for cleanliness and hopes not to find damage or missing items. After each inspection, residents are informed if any charges need to be made to fix issues. Invoices are issued immediately for recharges after the first two inspections; after the final inspection, deductions will be made from the tenancy deposit.

    Do residents need to move out over the Christmas and Easter holidays?

    No, rooms are the residents’ for the whole tenancy period. Moving out is only necessary at the end of the agreement.

    Can residents smoke or vape?

    All properties are smoke-free, including all types of e-cigarettes and vapes. Smoking is not allowed in any private or communal area, including bedrooms, bathrooms, kitchens, and internal social spaces. Designated smoking areas can be found outside the building.
