3. The options for all customers in Sheffield and Liverpool are one or three instalments.

Note: If you choose to pay your rent in instalments, an additional charge of up to GBP 99 may also apply.

Guarantor Requirement

A guarantor (either UK based or International) is required for all customers who book with the property. A guarantor is someone over the age of 25 who takes joint financial responsibility for your tenancy. If, for any reason, you are unable to pay an amount owed to the property it is your guarantor’s responsibility to do so.

    No cooling off period within 7 days, cancellation possible within 7 days after booking.

    Cancellation policy varies for domestic and international students. Required documents must be submitted promptly.

Cooling Off Period

Cancellation policy (for Short Term Lease(STL))

If the booking is for check-in within 7 days, there will be no cooling off period. Additionally, if the student collects the keys to their accommodation the cooling-off period will not be applicable.

Cancellation policy (Domestic):

Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to the amber agent at any time during the 7 days after property sends you an e-mail confirming your booking is complete (the 7 Day Cooling-Off Period). If you do that, you will not be charged and they will return your deposit or any Advance Rent Payments you have made.

Cancellation policy (International):

Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the advance rent payment. Once these steps are done, the booking is completed. If one of the step is not completed within these 3 days, the offer will expire. If the student still wants a room, they can re-process a booking, but they cannot guarantee that the same room or the same price will be available. Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.

No Visa No Pay

If you don't get the visa to come and study in the UK you must send visa application rejection letter within 7 days, to the amber agent, of receiving it and if the property is satisfied, they will cancel your agreement. This policy is valid until the 31st August.

The cancellation requests along with the proof of documents must be sent, from the email address you have registered the account with property.

No Place No Pay

For domestic students: 

Applicable to 1st year students only. If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply the below documents to the amber agent:

1. A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

3. These document(s) must be shared within 7 calendar days from the date your results are published. Please email the documentation. On receipt of the required documentation it will be verified and, provided the property is satisfied, they will cancel your agreement and refund any deposit or advance rent paid in full.


For international students:

If the student fails their exams or is rejected by the UK University, the student needs to send the university rejection letter, or proof that the exam results don't meet the requirements of the university, and the booking will be cancelled. The student must send the proof documents within 7 days of receiving them to the amber agent. This policy is valid until the 31st August.


No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a students ATAS certificate application is rejected the property will cancel the booking and refund the money to the student. The student must send the ATAS certificate application rejection letter within 7 days of receiving it and the booking will be cancelled. This policy is valid until the 31st August.


NOTE: The cancellation requests along with the proof documents must be sent by the student to the amber agent, from the email address they have registered their account with Property.

Replacement Tenant Accepted

Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, the property will release you from your Tenancy Agreement on the date seven days after the new Tenants Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, they will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged GBP 50 to cover their costs of preparing the Room for the replacement Tenant.

Can I share a studio room with someone else?

They have a small number of dual occupancy rooms in some of their properties. However, outside of these rooms, they do not allow more than one person to live in their rooms, nor can they accommodate under 16's living in any of their rooms with a parent or guardian.

Is there parking available at my property and how much does it cost?

Some of their properties have parking available which students can reserve on a first come first serve basis. The cost of the parking space is dependent on the property.

Can I bring my pet with me?

No, unfortunately pets are not allowed.

When can I move in?

You can move in on or after the start date of your tenancy.

What bedding is suitable for a 3/4 sized bed?

A 3/4 sized bed is larger than a single but slightly smaller than a standard double.

Do you provide bedding or do I need to bring my own?

Bedding is not provided in their properties. You will need to bring your own bedding to use when you arrive.

Are things like pots, pans and cutlery provided in the kitchen?

You’ll need to bring your own pots, pans, and other kitchen items.

Is there anything I can't bring with me when I move in?

Please leave anything illegal out of your new home. Candles and other hazardous items are not allowed either.
Unfortunately, you'll need to leave any pets at home too. If you need a guide dog or working dog to assist you, please get in touch to discuss your options.
Fridges are another no-no. However, they do make some exceptions, for example, if you’ve got a medical reason to have one. You'll need to check this with your property team before you move in.

I have more luggage than I'm able to carry in one trip - what should I do?

Please try to pack consciously and only bring the things you really need with you on check-in day.

My flatmate didn't help to clean the kitchen. What do I do?

It's a good idea to plan for your check-out in advance of the end of your tenancy, so you can share the cleaning responsibilities. You and your flatmates are equally responsible for leaving the cupboards, fridge, and freezer empty and the kitchen clean.
If your flatmates have left without cleaning the kitchen, it is your choice whether you do the cleaning yourself. Any charges will apply to all flatmates – yourself included – so they recommend putting in the effort to organise this ahead of everyone leaving.

My flatmate has left food in the freezer. What do I do?

Speak with your flatmates in advance of check-out to make sure all cupboards and the fridge/freezer will be left empty. It’s important to work together so that the activity can be shared equally.
If any food or belongings are left in the kitchen, they’ll need to apply a charge for them to be removed, and the charge will be split equally between everyone in the flat, including yourself. If you are the last person to check-out of your flat, they recommend that you make the decision on any food left in the cupboards, fridge, or freezer – you may want to take it with you, donate it to the food bank, or dispose of it responsibly.

Do I need to clean my room and flat before I check-out?

Yes. You’re responsible for leaving your room clean and empty. You can recycle or donate unwanted items, and all rubbish must be disposed of responsibly. Any items left in your room will be removed, and they’ll need to apply a charge for this.
If you’re sharing a flat, it’s a good idea to find out when everyone is leaving so that the cleaning in your kitchen and hallway can be shared equally.
Please leave your kitchen, lounge, and hallway clean and empty – don’t forget to clean inside the fridge and freezer, and to empty your cupboards to avoid cleaning charges. If there are any items or food left in the kitchen or hallway, removal charges may apply.
All cleaning, damage, and removal charges will be split equally between all tenants.

An item in the flat was damaged by my flatmate. Will I get charged for it too?

They do charge for damages, however, if the person responsible for causing the damage is willing to take full responsibility, then they will only charge that person. If no one accepts the responsibility for damages in a communal area, then the charge will be split equally between everyone in the flat.

Is cleaning provided?

It’s your responsibility to clean both your room and the shared areas of your flat.

Do I have to move out during holiday periods like Christmas and Easter?

Your room is yours until the end of your contracted time listed in your Tenancy Agreement. That means, if your contract covers holiday periods like Christmas and Easter, you won't need to move out during these times.

There is loud music playing above me, how do I make a complaint?

First, speak to a member of staff at reception or, if it is out of office hours, contact their Emergency Control Centre.

What are your fire safety procedures?

All of their buildings are non-smoking, so they don’t allow smoking or vaping inside your flat, room, or communal areas. They do have some designated outdoor spaces that they ask their residents who smoke or vape to use instead.
