With just 146 rooms, Wellington Lodge is one of our smaller student accommodation options in London. The common room has sofas and a TV, and theres a separate study room too. But the 7th floor roof terrace is the star of the show, with breathtaking views of the city.

Booking Details

 COVID-19 Cancellation Policy


1. This offer applies to all customers who have already completed a Tenancy Agreement for a room with Unite Students or Liberty Living and all customers who complete a Tenancy Agreement with Unite Students or Liberty Living on or before 31st August 2020.2. To be eligible to benefit from this promotion the original Tenancy Agreement must be for a minimum tenancy length of 34 weeks, with a tenancy check in date on or before 31st October 2020.  This promotion excludes all short stays and/or semester stays.3. In order to benefit from this promotion, a customers university or higher education institute (HEI) must delay the start of the Academic Year.  In the event that they do so we will be willing to defer the check in date of that Tenancy Agreement and credit the customers account for the unused weeks of the tenancy, up until the earlier of (1) a period of one week before the new Academic Year start date, (2) the 31st October 2020, subject always to the terms set out in this promotion.4. We will continue to monitor university and HEI term start dates and may review or amend this offer accordingly.5. If an HEI delays the start of the Academic Year and a customer wishes to delay their check in date under this promotion they will need to contact the property by email on or before 23rd August 2020.6. Having received contact from a customer we will make a web-form available for the customer to complete on or before 31st August 2020 to inform us of their request for a new check the date in line with the above.  We will then cross check this information against their Tenancy Agreement and HEI Academic Year dates before applying for the promotion.7. Customers who book accommodation directly through a university are advised to contact their university accommodation office and will not be eligible for this promotion unless they have a completed Tenancy Agreement directly with Unite Students or Liberty Living.


Normal Cancellation Policy


Bookings made before15th September: You get a 7-day cool off period to cancel your booking after you sign the tenancy agreement. If you cancel within the 7-days period, your security deposit is refunded.  You get a 7-day cool off period has expired, then you will be required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent. Any deposit or rent paid is refunded when the replacement is found. A 50 admin fee is charged to prepare the room, if you have already occupied the room before a replacement tenant moves in.  If you are a prospective first year undergraduate student and you do not meet the grades of the university you initially applied to, you may be released from the contract and receive a refund of your deposit provided you provide proof of this from the university or UCAS within 7 days of receiving your results.

Cancellation Policy

  1. Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to the property, at any time during the 7 days after we send you an e-mail confirming your booking is complete (the 7 Day Cooling-Off Period). If you do that, we will make no charge and will return your any deposit or any payment of advance rent to you.
    1. Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. If a replacement Tenant is found for your Room before your start date, we will release you from your Tenancy Agreement on the date seven days after the new Tenants Tenancy Agreement is signed. If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged 50.00 to cover our costs of preparing the Room for the replacement Tenant.
    2. No Place No Pay applicable to 1st year students only. If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of:
      1. a written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or
      2. a copy of the proof of acceptance of your new university by UCAS adjustment.
    3. These document(s) must be received by us within 7 calendar days from the date your results are published. Please email the documentation to the property. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel your agreement and refund any deposit or advance rent paid in full.

Payment Details

Rent Payments:

If you are a student with a permanent UK home address then you will usually have the option of paying in one, four or eight instalments. If your permanent home address is outside the UK then you have the option of one or two instalments. 

Mode of Payment:

Pay using a debit/credit card online, over the phone or at the reception

Pay via direct debit or bank transfer

Cheques or Cash payments are not accepted

Frequently Asked Questions

Do I have to pay a deposit?

From November 2017, advance rent will replace deposits for most bookings. Some students who book through their university may still be required to pay a deposit. Customers who have previously paid a deposit will have their deposit returned when rebooking.

What is an advance rent?

Advance rent is our new upfront payment type. It is a payment of a set amount (usually 250) towards your first rent instalment and is required at the point of booking. Advance rent will be exempt from anyone booking in Scotland, paying in full, rebooking or booking after the due date of the first instalment. 

What is an instalment schedule?

Your instalment schedule outlines how much, how often and when you need to pay your rent. You choose the number of instalments during the booking process. If you are a student with a permanent UK home address then you will usually have the option of paying in one, four or eight instalments. If your permanent home address is outside the UK then you have the option of one or two instalments.You can find your instalment schedule for each booking in the My Booking section of My Account.

What is a charge?

A charge is an amount owed on your statement in your account. In most cases the charge is a rent instalment and will still appear if the amount has been paid. Any payments will appear as a separate line on your statement. Other charges that can appear on your statement include any other products you have purchased or any damage charges following your check out inspection. 

What happens if I can't make a payment?

Your instalment due dates are outlined in your tenancy agreement and by accepting the terms and conditions of your contract, both customer and guarantor are accepting responsibility for payment on the dates provided. If you are unable to make payment for your rent, please speak to your property team. They will be able to discuss with you your payment options and advise you of any future implications dependant on how late the payment will be.

What happens if I can't pay because I haven't received my loan yet?

We work in partnership with over 100 Universities who provide their loans and grants at different times of the year. We always try to align our payment dates with the receipt of student loans but this may not always be possible.If you have not yet moved in, please bring proof of your student loan dates with you upon arrival. You will still be able to move in and you will not receive any charges for non-payment before your check in date. However, we cannot guarantee that further charges will not be applied to your account after your check in date if payment is not received. If you already live with us and have not yet received your loan, please speak to your property team today and they will be able to advise you of your payment options. 

What methods can I use to pay?

You can pay by credit/debit card or direct debit. You select your payment method when booking. If you need to add your rent payment details you can do so here. If you are a customer looking to make a payment, you can do this in My Account on the payment tab. If you are making a payment on behalf of a customer, you can also do this through our website on the make a payment screen. Please ensure you have the customers' full name and booking code available when making a payment so that we can allocate this to the correct account. If you are unable to pay by these methods, on exception we allow customers to pay via bank transfer. Please speak to your property team for further information.

What should I do if my Direct Debit fails? 

When a payment is due, we will send the payment instruction to your bank 10 working days before its due date. At the point of the instruction being sent, we will not be able to suppress the automatic payment so we will require more than 10 working days notice if your payment is not going to be successful. If we have already attempted to take payment for your instalment or you have notified us with less than 10 working days notice, please wait 3 working days from the instalment due date for the automatic payment to fail. You will then be able to make a payment manually here. You will not receive any charges for a failed payment from Unite but please check with your bank as they may charge you a fee. We will not re-attempt to take an automatic payment after it has failed and payment for this instalment will be required to be made manually.

Can I have friends/family to stay overnight?

We want you to consider your Unite Students room as your home and are happy for you to have guests to stay. All we ask is that you let the on-site team know and that you consider your other flatmates and treat them with courtesy. You are responsible for any guests that you have staying with you and are liable if they cause any problems.

Can I smoke in my room?

All our properties are non-smoking throughout so please speak to your property team to ask where you can smoke. There are usually outside areas for you to smoke with ashtrays provided.

If My room is not like the website I want to move. Can I do this?

All our show flats, and the images on our website, are representative of a particular room type unless labelled otherwise however they are not identical. Your room will have all the same features and fittings, just in a slightly different set up. If you are unhappy with your room, please speak to the reception team. Where there are other rooms available we will offer these as an alternative.

I am locked out of my room/my key doesn't work. Who would I call to get back in?

We have dedicated on-site Service and Safety teams in all our cities which means that there will always be someone around who can help you with things like new keys. Part of their job is doing patrols of the site and attending to incidents, so don't worry if there is nobody at reception. You can let us know that you need help by contacting us via the security call point located near your reception or front door or by calling the Emergency Control Centre on 0300 303 1611. You can also install the MyUnite app, which will connect you directly to the Emergency Control Centre if you are locked out.

Some belongings of mine have been stolen, what should I do?

If something is stolen from inside your flat, or there has been a break-in, please contact the police and then inform the reception team. If it is out of reception opening hours, you can contact our Emergency Control Centre on 0300 303 1611. You will get a crime reference number from the police which may help you to recover the cost of the items, depending on your insurance cover. The police will usually contact us to obtain the CCTV footage from our Security and Safety Teams to assist them in any criminal matter.

Can I park on site?

Many of our properties have a car park for students. There is a weekly cost for booking a car parking space, but you can choose to pay this in instalments. Car parking availability is limited.

Do the properties have fire safety measures?

All of our properties comply with building regulations and have the necessary life safety systems installed that match the individual requirements of the building in question This may include but will not be limited to alarm systems, sprinklers, dry/wet risers and automatic smoke ventilation.It is important to note that each premises will have different requirements in terms of installed fire safety systems dependent on aspects such as the number of floors, the number of escape routes and when the building was constructed or refurbished.
