No Visa, Denied Visa Cancellation
If your visa application is refused and you are therefore unable to enter the UK to begin your university degree, you may cancel your booking without being bound by the contract. To qualify, you must provide us with official evidence of the visa refusal within 7 calendar days of the date stated on the refusal letter or correspondence from the visa authority.
Please send the documentation to the property management. Once received, they will verify the documents, and if they meet the requirements, your agreement will be cancelled.

No Place, No Pay (Applicable to first-year undergraduates and postgraduate students only)
If you are a prospective first-year undergraduate or postgraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn because you did not meet the required grades, you may be eligible to cancel this agreement.
First-year undergraduate students may also qualify if they choose to attend a different University after exceeding their expected grades.

These documents must be sent to the property management within 7 calendar days of your results being published. Once received, they will verify the documents, and if they meet the criteria, your agreement will be cancelled.

1. Provided the 7 Day Cooling-Off Period has expired:
a) You will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room.
2. If a replacement Tenant is found before your contract start date:
a) You will be released from your Tenancy Agreement after the new Tenant’s 7 Day Cooling-Off Period has expired.
b) The new Tenant must sign the new Tenancy Agreement and pay the advance rent.
3. If a replacement Tenant is found after your contract start date:
a) You will be released from your Tenancy Agreement seven days after the new Tenant’s Tenancy Agreement is signed, or from the date the replacement student has moved in.
4. If you have occupied the Room prior to this, a GBP 50 charge will apply to cover the costs of preparing the Room for the replacement Tenant.
