COVID-19 Cancellation Policy

What happens about my booking for 2020/21?
As long as you are still enrolled in university, you will be able to return to our property as you agreed when you rebooked.
Well be delighted to welcome you back to your home. If the course start dates are delayed, then we will do all we can to help with this.
Were also making a booking promise to you as further reassurance well email you directly with more information. 


Cancellation Policy

Bookings made after the 6th November 20187-Day Cooling Off period you can cancel your booking in writing or by sending an email directly to the Property Team within 7 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 7 days you will receive a full refund of your booking fee. No fees, no fuss. If you decide to cancel your booking following the 7-day cooling off period, the below procedures will apply depending on your circumstances: The following procedure applies to the below:

  • Failure to receive grades (all academic years)  
  • Failure to obtain a VISA (all academic years)  
  • Studying in an alternative City  

If you secure your accommodation and then for the above reasons are no longer able to attend the affiliated University, official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team within 3 calendar days of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned. The following procedure applies to the below:

  • Change of mind  
  • Booking different accommodation  
  • Accepted onto a placement  

If you do not wish to live at Student Roost for the above reasons, you will be required to find a replacement person to take over your tenancy. The replacement person must be a student and match the preferences of the accommodation (e.g. female only flat). The replacement person must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee. If a replacement is found, you will be released from your tenancy agreement and Student Roost will return your booking fee in full. Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found. Bookings on or after 1st AugustIf you book your accommodation after 1st August, your cooling off period will reduce to 24 hours only from point of acceptance. If you cancel your booking within these 24 hours, your full booking fee will be returned. Should you wish to cancel after these 24 hours, the previous procedures will take place depending on your circumstances. Cancellations following tenancy start date:If you book your accommodation on or after the tenancy start date, there will be no cooling off period. Should you wish to cancel, the below procedures will take place depending on your circumstances. The following procedure applies to the below:

  • Fail to make grades required to complete academic year  
  • Eviction from University  
  • Voluntarily withdrawn from University  

If you are unable to continue your studies at University and no longer will be a University student, you may be eligible to be released from your Student Roost tenancy. Your request to cancel must be submitted directly to the Property Team in writing or via email and be accompanied by sufficient evidence to your withdrawal and the reasons behind this. If you are granted a tenancy release, your deposit will be returned to you (minus any deductions relating to the condition of the property upon your departure). The following procedure applies to the below:

  • Placement  
  • Single Semester Course  

If are required to cancel due to the above reasons, you will be required to find a replacement person for the remainder of your tenancy. The replacement person must sign a contract for the remaining length of your contract and secure this with payment of the booking fee. The replacement person must be a student and match the preferences of the accommodation (e.g. female only flat). If a replacement is found, you will be released from your tenancy agreement and Student Roost will return your deposit (minus any deductions relating to the condition of the Property upon your departure). Please note that your deposit will be retained, and you will remain liable for all accommodation fees until a replacement person is found.Illness/Extenuating CircumstancesIf you wish to leave the accommodation due to illness or any extenuating circumstances, this will be assessed on a case-by-case basis. The request to cancel must be made in writing or via email and any accompanying documentation must also be provided. Until a decision has been made, you will remain liable for all accommodation fees. If a tenancy release is not granted, you will be required to find a replacement person before you are released from your tenancy. If you are granted a tenancy release, your deposit will be returned to you (minus any deductions relating to the condition of the Property upon your departure).Bookings made before 6th November 2018Cancellations before 1st AugustYou can cancel your booking in writing or by sending an email directly to the Property Team at any time, prior to 1st August before your tenancy start date. Frequently Asked Questions

When can I move in?

A few weeks before arrival, you will be invited to book a move-in slot by your accommodation team.


What is the cancellation policy?

Book online until the end of 31st July, without seeing the accommodation first, and we run a 72-hour cooling-off period, allowing you to cancel your booking within 72 hours of paying your booking fee. Bookings made from 1st August for the forthcoming academic year have a 24-hour cooling off period. To cancel, email us.


Can we book as a group?

Of course.



What deposit do I need?

To secure the room, you only need to make the booking until the cooling off period of 24 hours. Post that you can make the booking by paying the booking fee. The booking fee is non-refundable but the good thing is that you'll get it back if nothing's owing for damage or outstanding rent at the end of your tenancy. Deposits are fully secured by 'Tenancy Deposit Scheme' in England and Wales or the 'My Deposits' scheme in Scotland.


Can I have pets?

Sorry, pets of any shape and sizes are not allowed.


Do I need a TV license?

Whether we supply the TV or you bring your own or watching it through 4TV or BBC iPlayer, you'll need to have a valid TV licence unless we tell you we're covering it. 


Am I allowed to have guests over?

We're all grown ups here, so of course, occasional overnight guests are allowed. Please don't invite someone to live more than three consecutive nights through, and always check with your flatmates first that they're okay with extra house guests.


Will my student flat be cleaned?

Your student room and any shared areas within your apartment will be spotlessly cleaned when you arrive, and some of our tenancies include complimentary cleaning throughout your time with us.


Can I smoke inside my accommodation?

The property is smoke-free and this includes all types of E-cigarettes. Smoking is not allowed in any private and communal areas. Designated smoking areas can be found outside of the building.


How do I setup my internet connection?

You'll have a broadband, covering the whole building.


Are my possessions insured?

Rest assured that every single booking comes with free content insurance with Endsleigh Insurance. To upgrade your insurance, contact Endsleigh directly.


Is parking available for visitors?

It is located centrally, close to good public transport links and other facilities, so you should be able to get around easily without a car.


How do I collect my post?

The post can be delivered directly to your door by Royal Mail or collected from on-site post boxes. Larger parcel deliveries are accepted at the reception, but we accept no liability for losses or damages.


Is there laundry on the site?

Yes, so please don't bring any portable washing machines with you! There is on-site laundry.


Is there a charge for using Debit/Credit card?

International Students paying with a credit card or Non - EU debit card will have a 2% charge on the total amount being paid. However, there is no charge for payments using a UK or EU debit card.


Can I stay in my room over the summer holidays?

We will try and accommodate requests for summer student accommodation extensions when possible. 


Do I need to move out over the Christmas & Easter holidays?

No, your room is yours for the duration of your tenancy. You only need to move out of the room at the end of the agreement.


Will my room be inspected?

Your room/apartment will be fully inspected at least three times during your tenancy. During these inspections, we check for cleanliness, damage and for missing items.

At each inspection, you will be told if there is to be a charge for putting anything right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection, a deduction will be made from your deposit.

The recharges for cleaning, damages and missing items can be found in the Tenancy Handbook.


What if my student loan is late?

If your student loan is late, contact the accommodation team at the property as they will be able to advise you.
