For 26-27 AY:- 1. A security deposit equivalent to five (5) weeks’ rent is required, with one (1) week adjusted from the holding deposit so that only four (4) weeks’ rent is payable after referencing and guarantor approval, and the deposit will be refunded at the end of the tenancy subject to the terms of the agreement. 2. Instead of the Security Deposit the student can also pay Reposit that is non refundable and is equivalent to 1 week's rent or a minimum of 150 GBP through third party deposit cover company. Please Note: The student also needs to pay 1 month rent in advance, along with the security deposit/reposit payment.
For 26-27 AY:- 1. Payment in full : (upfront in August or before arrival) 2. Payment in termly instalments : Pay in four installments — 10% upfront in August, then 30% each in October, January, and April. 3. Payment in monthly instalments : 10% upfront in August, then 10% each month

Once this has been done, the DPS will contact you via email to set up an account. This is done in the first 30-day of you starting your tenancy with us.
What is a Guarantor? Do I Need One?
A guarantor is someone who agrees to pay your rent if you do not meet the payment, for example, a parent or close relative. In the incident that you do not pay your rent, landlords and letting agencies can ask your guarantor to pay instead. If you can prove you earn above our affordability threshold you do not need a guarantor. property affordability criteria is: minimum income of 2.5 x the monthly rent If you do not meet this threshold, you must provide a UK-based guarantor who earns minimum of 3 x the monthly rent i.e. if your monthly rent is £700 and you earn £1500 per month, 2.5 x £700 = £1750. As this is above your monthly pay it would qualify you for a guarantor who earns 3 x the monthly rent. This does not apply to Luton properties. If you are applying for properties based in Luton you must have a guarantor, regardless of income.
