    Students can book accommodation without a visa. Students must notify the management at least 3 weeks before the scheduled move-in date if they wish to cancel their booking due to not obtaining a visa. Failure to provide the required notice will result in the loss of the security deposit, and applicable break fees will apply.     Students who terminate their agreement early must either: Find a replacement occupant, or Forfeit the security deposit and pay an additional 2–4 weeks' occupancy fee as a break fee, depending on the circumstances. The security deposit cannot be used towards the final occupancy fees.
  • Replacement Tenant Accepted
    Students may end their occupancy before completing the minimum stay by finding a replacement occupant on the same terms of the agreement. Finding a replacement occupant is the recommended option for students wishing to end their occupancy early.
  • Other cancellation policies
    A minimum stay of 9 months applies. Students must provide 3 weeks' notice before vacating after completing the minimum stay. If the minimum stay requirement is not met, students must either: Pay occupancy fees until the end of the minimum stay and required notice period, or Forfeit the security deposit and pay the applicable break fee. Management may terminate the occupancy agreement by providing: 14 days' notice for a general notice to vacate.
  • Delayed Arrivals & travel restrictions
    If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
