Cancellation Policies
  • University Course Cancellation/Modification
    If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.
  • Deferring Studies
    If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
  • Cooling Off Period
    No specific cooling-off period is explicitly mentioned. If a written cancellation notice is received on or before moving in, the Internet and CSP fee will be refunded. The bond paid will be refunded by Tenancy Services, subject to the applicable tenancy requirements.
  • No Visa No Pay
    If the student is unsuccessful in obtaining a visa to study in Australia before the lease commencement date, they must submit a written cancellation request to the property within 24 hours of receiving the visa refusal notification. The student must also provide the visa refusal notice from the Department of Home Affairs along with the cancellation request. Once the required documents are submitted, the lease will be cancelled without penalty.
