Cancellation Policies

Replacement Tenant Accepted

A suitable replacement resident must be found by the resident if they wish to withdraw before move-in or terminate the agreement early. The replacement resident must be approved and confirmed by the accommodation provider. Once the replacement is approved and the agreement is transferred, the original resident has no further obligations. Agreement transfers are permitted only after an approved replacement resident is secured.

Early termination by students

The minimum stay is 12 weeks from the first rent payment date. Cancelling before completing 12 weeks incurs a penalty of 2 weeks’ rent. After the minimum stay, students must give 21 days’ notice to cancel. Not meeting the minimum stay or notice period results in a 2 weeks’ rent penalty, deducted from the security deposit. The agreement continues after the minimum stay until either party ends it. There is no maximum stay. The agreement cannot be transferred to another person. If

Other cancellation policies

The property may terminate the agreement with 3 days’ notice if the terms and conditions are violated. The property may terminate the agreement if its agreement with the property owner ends. If rent remains unpaid for 3 days after the due date, the property may terminate the agreement. Refunds are processed through the Member’s Portal. The agreement is valid only after the required fees are paid. The agreement covers accommodation only, unless otherwise stated.

Delayed Arrivals & travel restrictions

If you are unable to travel due to government-imposed travel restrictions, please contact the Amber team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

If you have deferred your studies, please contact the Amber team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Payment and Fees

Security Deposit

The security deposit is generally equivalent to 2–4 weeks of rent, depending on the property. Students have 2 weeks to submit their bank details after termination. The security deposit refund takes 21 weeks after the bank details are submitted.

Pay In Instalment

Rent can be payable weekly, fortnightly, or monthly, depending on the duration of the stay.

Mode Of Payment

Rent can be paid through direct debit, bank transfer, or PayPal. It may be deducted from a credit or debit card, or a bank account.

Guarantor Requirement

A guarantor is generally not required.

Frequently Asked Questions

When is rent due?

Rent payments are due every Tuesday. If you move into the property on a day other than Tuesday, your first invoice will be prorated based on your move-in date.

What is a prorated invoice?

A prorated invoice means your first rent payment is adjusted to cover only the number of days you stay before the next regular Tuesday payment cycle.

When will my bond be refunded?

Your bond will be refunded within 21 days after your check-out date, provided all terms and conditions have been met. I

Is there a cleaning fee?

Yes. A cleaning fee applies at check-out.

Does the property provide bed sheets, pillows, and towels?

No. Bed sheets, pillows, and towels are not included by default. These items may be available upon request during the application process, and additional fees may apply.

How many keys are provided?

The property provides one set of keys per bedroom.

Is my room guaranteed once I apply?

No. Submitting an application alone does not secure the room. Your booking is only confirmed after the security deposit payment has been completed.

Are there amenities?

The available amenities depend on the building in which you are staying. You can inquire about them by contacting the building manager or by exploring the area. Elevators in buildings typically display signs that show the building manager’s contact number and relevant information. The building may also have by-laws that restrict the use of certain amenities, which must be followed to avoid incurring penalty fees.

Do we allow pets in the units?

Unfortunately, even though they love the furry friends, they have a strict "no pets allowed on the apartments or common areas of the buildings" policy.
