2. Please provide the property with the necessary proofs within 7 days from the date the communication is received by you.

2. You will be charged an administration charge of £60 inc VAT.

No Place No Pay

You may be eligible to be released from this agreement if you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades or you choose to go to a different University because you have exceeded your expected grades.


To apply to be released from the agreement in the circumstances referred to above, you will need to supply the property with a copy of:

  1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property via email within 7 calendar days from the date your results are published.

Please note:

  1. This policy is applicable only till the 1st August of each calendar year or 4 weeks prior to the contract start date.
  2. You will be charged an administration charge of £60 inc VAT.
Replacement Tenant Accepted

1. Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement tenant is found for your room.

2. If a replacement Tenant is found for your room before your start date, the property will release you from your Tenancy Agreement on the date 7 days after the new Tenant’s Tenancy Agreement is signed.

3. If a replacement Tenant is found for your Room after your start date, the property will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement.

4. If you have occupied the room prior to this, the property will charge £50.00 to cover the costs of preparing the Room for the replacement Tenant.

Leaving a tenancy – It’s a good idea to discuss your plans with the other tenants if you want to leave your tenancy throughout the academic year, as your tenancy is joint and several, the remaining tenants will need to agree that they are happy for someone to take over your current tenancy. It’s all down to communication, as the remaining tenants do reserve the right to say no if they are not happy with the replacement tenant you have found.

What does this means for a guarantor of Dojo House Nottingham?

In joint tenancies, the guarantee agreement will cover the whole rent and/or other liabilities under the tenancy. This means that if the tenant you are guaranteeing is in rent arrears, accommodation rent and the landlord reserve the right to come to you as the guarantor. It also means that under the joint and several AST, they also reserve the right to come to you for any of the tenancies rent arrears. However, for any of their joint tenancies, all tenants on the AST will have a guarantor in place.
