All applicants are required to nominate a responsible person to act as a guarantor. The guarantor must be a based in the UK, be over 18 years of age and cannot be someone living with the applicant (other than parents or guardians) or in other accommodation managed by property management.
For AY 25-26:
Once the booking is countersigned, a “cooling-off” period applies, allowing the tenant to cancel provided they have not yet moved into the property:
1. Until 31st July 2025, the cooling-off period is 72 hours from the countersignature date.
2. From 1st August 2025, the cooling-off period is 24 hours from the countersignature date.
If the applicant is unable to obtain a UK visa, they may cancel the tenancy by providing official evidence of the visa refusal.
After the cooling-off period has ended, tenants may still cancel before the tenancy start date in the following cases:
1. Failure to obtain the required grades to secure a place at the chosen university.
2. Failure to achieve the grades needed to continue studies at the university.
In such cases, you must email the Residents’ Team with supporting evidence (such as a UCAS notification) within 72 hours of receiving the outcome. Once received, the Residents’ Team will confirm the cancellation and refund the Advance Rent in full.
If you receive such notification after the tenancy start date, you will remain liable for rent payments until the date you provide the required UCAS documentation and the Residents’ Team confirms the release date in writing.
An early termination of the tenancy may be agreed with the Landlord on the condition that you secure a suitable replacement tenant to take over the tenancy for the remainder of the term you no longer wish to occupy.
NOTE: An early termination fee will apply (please refer to the Fee Schedule for details).
Before a new tenant can be accepted:
Once the replacement tenant has signed the new Tenancy Agreement and paid the first rent instalment, they will assume responsibility for all future rent payments and other obligations under the agreement. Until this process is complete, you remain liable for the rent and obligations under your original tenancy until its agreed end date.

Yes, they conduct inspections at least three times during your tenancy. They'll keep an eye on cleanliness and hope not to see any damage and missing items. After each inspection they will tell you if any charges need to be made to put something right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection a deduction will be made from your Tenancy Deposit. The cost of recharges for cleaning, damages and missing items can be found in the Residents’ Handbook.
No, your room is yours for the whole of your tenancy. You only need to move out at the end of the agreement. It will be your responsibility to check with the local Council if Council Tax will be due if you stay during the holidays.
As part of your contract you have agreed to look after your room and not cause any damage. They know accidents do sometimes happen so a list of possible damage charges are available in their Residents’ Handbook.
All their properties are smoke free and this includes all types of E-cigarettes and Vapes. Smoking is not allowed in any private or communal area including bedrooms, bathrooms, kitchens and all internal social spaces. Designated smoking areas can be found outside the building. If you do have an e-cigarette or Vape, please ensure that the charger conforms to British or EU safety standards, or they will be removed during room inspections. All drug use, including the use of Laughing Gas, is prohibited at their properties.
