c) In full time employment, and provide photo ID & proof of address.
3. If you do not have a financial guarantor you will need to pay the year’s rent in advance.

1. You can cancel your booking in writing or by sending an email directly to the Property Team within 3 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 3 days, there will be a full refund of your deposit
2. If you book your accommodation on or after 1 August 2025, your cooling off period will reduce to 24 hours only from the point you have accepted it. If you do cancel your booking within these 24 hours, they will arrange a full refund of your deposit.
Please note: If you check in to your accommodation and collect the keys during the cooling off period, the cooling off period will immediately and automatically end at the point you accept the keys.
Applicable for first years Undergrad UK students only:
1. If you secure your accommodation and then for the above reason are no longer able to attend the affiliated University, official written evidence from the University must be sent directly to the Property Team on the day of the results or decision being published.
2. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and £250 of the booking fee will be refunded.
Before the start of tenancy:
1. If you do not wish to live at the property, you will be required to find a replacement person to take over your tenancy.
2. The replacement person must be a student and match the preferences of the flat (e.g. female only flat).
3. The replacement must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee.
4. Once a replacement is found, signs the contract and pays the booking fee you will be released from your tenancy agreement, and the property team will return your booking fee minus a £75 admin fee for the changeover (£175).
5. Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found.
