If the tenant falls into arrears or breaches any obligations of the Tenancy Agreement, the guarantor will be contacted to ensure the breach is rectified.

a] Identity – e.g., a valid passport.
b] UK residence – e.g., a bank statement or utility bill dated within the last 3 months showing a UK address.
c] Income – e.g., a payslip or a letter from their employer confirming income.
3. Failure to satisfactorily provide these documents will result in the nominated guarantor being declined.
1. If you cancel your booking prior to the agreement being executed, your Advance Rent contribution will be returned. Once your booking is executed the property operates a 72 hour “cooling off” period up to the 31st July so if your circumstances change you can cancel your booking subject to you having not moved into the property yet.
2. To cancel your booking please email the Residents’ Team within 72 hours of receiving your ‘Lease Agreement Executed’ email. You will then be refunded your advance rent contribution payment. This may take up to 10 working days to reach your account.

1. Once your cooling off period expires, you lose the right to cancel your tenancy. You are liable for the full rent until you find someone to take up a new tenancy with the Landlord for remaining term you no longer wish to have your tenancy for.
