2. This deposit is protected during your stay with the property and as long as your room and communal areas are left in good condition, will be returned in full at the end of your stay.

  2. A guarantor will be responsible for putting right any breaches of tenancy, including non-payment of rent if the tenant fails to meet the tenancy obligations.
  3. If a UK guarantor cannot be provided, tenants may use Housing Hand, an external guarantor service that supports students studying in the UK.

The guarantor must provide two of the following documents as proof of ID:

  3. Utility bill dated within the last 3 months

Cooling Off Period

1. A Student/Tenant can cancel their tenancy agreement within 14 days of signing the contract and paying the deposit.

2. Cancellation requests must be submitted in writing and received within the 14-day cooling-off period.


Please note:

1. If the tenancy start date has passed, cancellations are not permitted, even if the request is within the 14-day cooling-off period.

2. For cancellations approved within the 14-day cooling-off period or under the other cancellation exceptions, the deposit will be refunded in full, less any applicable charges such as the £50 administration fee for Tenancy Takeovers.

3. No Refunds After Tenancy Start: - If the tenancy has started and the cancellation does not meet the conditions of this policy, no refund will be issued by the property.

No Visa No Pay

International students who require a visa may cancel their tenancy outside the 14-day cooling-off period if their visa application is rejected. The following conditions apply:


1. Cancellation must be requested in writing within 7 days of receiving the visa rejection notice.

2. Evidence of the visa rejection must be provided, such as an official letter or email from the relevant authorities.


Please note: All cancellations must include appropriate evidence to support the request, such as official letters or emails from visa authorities.

No Place No Pay

If a student’s course application is rejected after their tenancy has begun, they may cancel their tenancy provided that:

  • They notify Property management in writing within 7 days of receiving the rejection notice.
  • They submit valid evidence, such as an official rejection letter from their educational institution.

Please note: All cancellations must include appropriate evidence to support the request, such as official letters or emails from universities or colleges.

Replacement Tenant Accepted

Arranging a Tenancy Takeover: -

1. A Student/Tenant who wishes to cancel their agreement after the tenancy start date may find a suitable replacement to take over the tenancy.

2. The replacement tenant must meet all eligibility criteria and be approved by the property.


Administration Fee: -

1. A £50 administration fee will be charged for processing a Tenancy Takeover.

2. The original tenant will be released from their agreement only after the new tenant has signed the contract and paid any required fees or deposits.

Yes! In The Laceworks's shared flats you can live with your friends. In our studio buildings, they will do their best to locate you next to your friends! Group bookings also receive discount.

Can I share a room with my partner at The Laceworks?

Management allows dual occupancy, so you can share your studio or ensuite room with your partner at The Laceworks. For some locations there is no extra charge!

Who can stay with The Laceworks?

Any full-time student can live with The Laceworks; your University or College can let you know if you are classed as a full time student.  In some cities they allow working professionals.

Can I choose my move in and move out dates at The Laceworks?

The Laceworks standard tenancies have fixed dates and cannot be changed. However, if you are looking to move in earlier or move out later it may be possible to book an additional short stay tenancy. Each property may be available, so have a look and if you would like to book.

How do I accept my tenancy agreement?

To accept your tenancy agreement, both you and your guarantor need to sign the tenancy agreement online. In addition you both need to provide 2 forms of ID.

What happens if there are damages?

They understand damages can happen, please report all damages and maintenance. If the damage is due to misuse of the room, outlined in your tenancy agreement, you may be liable to pay for the repairs.

What is a UK guarantor?

All their tenants will be required to provide a guarantor if they choose to pay in instalments rather than their full rent upfront. This is common practice for UK landlords and simply means that there is someone who agrees to pay the rent if the student is unable to do so.

What if I can't find a UK guarantor?

Your move in slot will be 15 minutes long, to facilitate smooth a smooth move in. Vehicles will be directed to a safe parking area.

When can I move in?

You will be sent a check in appointment email 30 days before your tenancy starts. You can move in at any time on your tenancy start date after booking a slot.

What do I need to bring?

Please bring your ID, passport, student ID or driving license. That’s it!How do I pay my rent? The easiest way to pay your rent is by setting up a direct debit, which you can do after your booking has been completed.
You will receive rent payment reminders up to one week before your rent is due. Please follow the link in the reminders to pay your rent if you have not set up a direct debit.

How do I set up a bank account?

They recommend you set up a bank account when you arrive in the UK. Banks provide great deals for students when signing up. You can sign up online.

Can you store my luggage if I have it delivered ahead of my arrival?

Unfortunatly no, we cannot store luggage before you arrive.
