1. If you are denied VISA and as a result cannot enter the UK to partake in your university degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent to property management within 72 hours of the letter/correspondence date.
2. These document(s) must be received by us within 72 hours from the date you receive this correspondence from the VISA control authority and must be received before 12th September 2026. If this confirmation is not received within the specified timeframe and your tenancy period has started, you will be liable for the rent from the start of the tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.
3. Providing we receive the correct documentation in the stated time period, we will cancel your agreement and refund any deposit or advance rent paid in full.

1st Year Applicants and 1st Year Postgraduate Students Only
1. If you are a prospective first year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn by the University or Higher Education Institution as a result of you not achieving the required entry grades, you may be eligible to be released from this tenancy agreement.
2. To apply to be released from this agreement, you will need to supply us with a copy of:
- A formal rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status clearly showing that the required grades were not achieved.
3. This evidence must be submitted within 72 hours of your exam results being published, and no later than 28th August 2026, whichever comes first. Please send your documentation to property management If you fail to provide the required evidence within the specified timeframe, you will remain liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.
4. Providing we receive the correct documentation in the stated time period, we will cancel your agreement and refund any deposit or advance rent paid in full.
For 26-27 AY:-
1. If you wish to terminate the contract early, you will still be responsible for paying rent until a suitable replacement tenant is found.
2. Once a suitable replacement tenant is found and signs the contract, you will be released from the agreement.

Residence team will always first try to establish if there is anything that can be done to help you and your housemates to live in harmony without anyone moving room. However, move requests will be accommodated whenever possible, subject to availability and a cleaning/admin charge.
