For AY 25-26:

1. There is no deposit, however a £200 booking fee upon booking the room is required.

2. This is a non-refundable fee which makes up part of the first rent installment, or overall rent if paying the rent in full.

For AY 25-26:

1. Payment in full (no guarantor required)

2. Payment in termly - 3 installments (UK guarantor is required). The instalment split is 40%/40%/20%.

3. Payment in monthly installments (UK guarantor is required)

For AY 25-26:

1. A UK-based guarantor is required if tenants wish to pay in instalments. The guarantor must meet the following criteria:

(a) Have a UK home address.

(b) Be over the age of 18.

(c) Be in full-time employment or a homeowner.

2. The property does not accept international guarantors.

Laundry - via Circuit around £5 for a wash and dry.

Parking - £295 for the full tenancy, £120 per term and £48 per month.

For AY 25-26:

1. Property offers a cooling-off period known as the "Initial Cancellation Period".

2. You have 48 hours from the completion of your booking process to cancel the booking. Cancellation must be made before you move into the accommodation.

3. To cancel during the Initial Cancellation Period, you must give notice in writing to the site office of the property where you have booked to stay. The notice must be sent by either email or by hand delivering the notice to the reception desk for your accommodation. The notice must clearly state that you are wishing to cancel your booking for accommodation.

Note: The notice cannot be sent by SMS. Also, the notice must be received, by the property, within the Initial Cancellation Period. The booking fee will be refunded

For AY 25-26:

1. The property may accept a cancellation request if your UK Visa application has been refused and you can supply evidence in support of that.

2. All requests for a cancellation must be made in writing and any evidence that you have to support your request must be provided at the time of making the cancellation request.

3. Each request for cancellation will be considered on its own merits, taking into account the supporting evidence that you provide.

4. If your cancellation request is granted, then you will receive written confirmation of the date that your tenancy agreement was canceled with the property. Booking fees and prepaid rent will be refunded (but if you have been living in the accommodation, they may make extra charges of rent for the period up to cancellation and move-out).

For AY 25-26:

1. The property may accept a cancellation request if you are a prospective student and your offer at your first choice of University\Higher Education Institution has been withdrawn as a result of you not meeting entry requirements and you can provide evidence in support of that.

2. All requests for a cancellation must be made in writing and any evidence that you have to support your request must be provided at the time of making the cancellation request.

3. Each request for cancellation will be considered on its own merits, taking into account the supporting evidence that you provide.

4. If your cancellation request is granted, then you will receive written confirmation of the date that your tenancy agreement was canceled with the property. Booking fees and prepaid rent will be refunded (but if you have been living in the accommodation, they may make extra charges of rent for the period up to cancellation and move-out).

For AY 25-26:

1. If your cancellation request is refused, you may still be released from your booking if you find a suitable replacement tenant.

2. The release from your booking will not be issued until the replacement tenant completes the booking process referred to above:-

(a) If the release occurs before your move-in date, your £200 booking fee and any pre-paid rent will be refunded, less a £50 administration charge.

(b) If the release occurs after your move-in date, you are liable for rent up to the release date, and you will only receive a refund for prepaid rent after the release date, less a £50 administration charge.

3. If your cancellation request is rejected, you will remain liable for all the obligations contained in your tenancy agreement, including payment of rent, whether you occupy the accommodation or not.

For AY 25-26:

Cancellation fees:

1. If you ask the property to cancel your tenancy agreement after the Initial Cancellation Period, they may charge you a fee, but you will not be asked to pay more than:

(a) The loss suffered by the landlord as a result of ending the tenancy, and

(b) The Landlord’s reasonable costs in respect of administering the cancellation request.

2. Usually this will be an administration fee of £50 for arranging the cancellation and any sums you owe under the tenancy agreement (such as rent arrears and damages).

Note: There is no cancellation fee to pay if the property does not agree to cancel.

Transfer fees:

1. If you want to change your booking after accepting an offer, then you could cancel your existing booking within the Initial Cancellation Period and then re-apply. In this case, there will be no fee payable, but you may not be offered your choice of room when you re-apply.

2. If you want to change your booking after the Initial Cancellation Period, or you do not want to risk canceling your booking, you can apply to transfer your tenancy to alternative accommodation. The property will charge you an administration fee for doing this, as follows:

(a) For transfer requests before the start of the tenancy period, a fee of £45 to cover our administration costs.

(b) For transfer requests during the tenancy period, a fee of £50 (to cover our administration costs and the additional room inspection required when you vacate).

Note: There is no transfer fee to pay if the property does not agree to a room transfer.
