Looking for a space to yourself? Then the Milky Way Studio would be a suitable choice. You would get your own kitchen and bathroom facilities. All you have to decide on is whether youd fancy a small, medium or large studio.
Each studio includes a study desk, double wardrobe, shelving and a 3/4 bed. All studios have Wi-Fi, which is included with your rent along with all other bills!

The Galaxy is the largest studio size. You would get a spacious studio along with a kitchen and your own bathroom facilities. If youre in need of that little bit of extra space, go for this room.
Each studio includes a study desk, double wardrobe, shelving and a 3/4 bed. All studios have Wi-Fi, which is included with your rent along with all other bills!

Cancellation Policy:-
Is there a FREE cancellation period if Im still undecided on what to do?
Yes! If you have booked a 21/22 academic year room with us here at dwell, you can cancel your 21/22 contract up to and including the 31st May 2021 without being tied into the contract or being responsible for any rent fees. This is not applicable to any students that have deferred their 20/21 contract to the 21/22 year.
To inform us that you wish to cancel, you must email by midnight 31st May 2021. The team would then check youre within the stated period, and if you are theyd let you know this and would send you a cancellation request form which you must print out, sign by hand and return back to the above email
If you are cancelling after 31st May 2021, then the below Cancellation Policy applies.
What if I sign/signed my contract on or before the 31st July 2021?
Up to and including the 31st July 2021, you can sign your contract but then request to cancel within 3 days of signing your contract. This is known as your 3 day cooling off period (as once you sign the contract and surpass this 3 day period, youre tied into the contract). To inform us that you wish to cancel, you must email within your 3 day cooling off period. The Team would then check youre within your 3 day cooling off period, and if you are theyd let you know this and would send you a cancellation request form which you must print out, sign by hand and return back to the above email address.
If however you signed your contract on or before 31st July, but you request to cancel outside of your 3 day cooling off period, then you will be tied into the contract until a suitable replacement tenant is found and clause 9.3 in your contract is met. You would however still need to inform us that you wish to cancel, so please email The Team would send you a cancellation request form which you must print out, sign by hand and return to the above email address.
What if I sign/signed my contract on or after 1st August 2021?
If you sign your contract on or after 1st August 2021, you will be immediately tied into the contract as they do not offer a cooling off period on or after this date. You will be unable to cancel your booking unless a suitable replacement student is found and clause 9.3 in your contract is met.
When will I be released from the contract?
You will only be released from your contract if one of the below options are met (and youre eligible for that option):
If you emailed us within your 3 day cooling off period to inform that you wish to cancel, and you have provided your signed cancellation request form which has been accepted by us
If a suitable replacement tenant is found and clause 9.3 in your contract is met
If you sign a new contract with us at dwell Students and you sign the new contract (and surpass the 3 day cooling off period, if applicable)
If a suitable replacement tenant is found for your room (and clause 9.3 in your contract is met) before your contract start date, they will release you from your contract once the new tenant has signed their contract (and surpassed the 3 day cooling off period, if applicable).
However, if a suitable replacement tenant is found for your room (and clause 9.3 in your contract is met) after your contract start date, they will release you from your contract from the date that the new tenants contract starts. This means that youd be liable for the rooms rent up to the date that the new tenants contract starts.
To confirm, once a suitable replacement tenant has been found to take over your contract, there are a number of actions to be completed before they can release you from your contract. This is clause 9.3 as stated in your contract, but weve also included them below:
a replacement tenant has been found who has been approved by us as a suitable tenant
you have paid any administration fees owed to us for transferring your tenancy along with any rent owed on the room up to the end of your tenancy period
paid any reasonable charges that are ascertained during an inspection of the flat and room at the end of your tenancy period
the new tenant has paid any deposit and any rent owing on the room
the new tenant has signed a tenancy agreement with us for a period that is equal to the rest of your fixed term
the new tenant has provided all documents required, including guarantor information if applicable
Failure of a new tenant signing a tenancy agreement for the room and fulfilling all criteria will mean you are liable for all rent on the room until the end date set out in the principals of your contract.
Special Circumstances (outside the scope of the above 3 points):
1st Year Guarantee:
If you are going into your 1st year at university, and you unfortunately do not achieve the required grades for your course/university, you will be released from your contract providing they receive a cancellation request email and results evidence within 48 hours of your results being published. Your results supporting evidence can be from UCAS or your university showing your name and the results outcome. Please send your email (including the cancellation request and your results supporting evidence) Wed also need you to complete a cancellation request form which wed send across to you once you send us your cancellation request email. If they were able to release you from the contract due to this criteria being met, any deposit or rent payments already made will be refunded in full
International Students:
If you are coming to study from outside of the UK, and you require a VISA for this study but your VISA application is unfortunately denied, then you are able to cancel your contract as long as your contract has not yet started. You will also need to provide one of the following as supporting evidence, and there will be no penalty for your cancellation: 1) Confirmation of your VISA rejection or 2) Confirmation of failure to gain University place
Cancellations during tenancy period:
they are unable to cancel any contract after its start date unless a replacement tenant is found (and clause 9.3 in your contract is met) as detailed above. Youd be liable for the rooms rent up to the date that the new tenants contract starts. All cancellation requests should be submitted to your site team using our cancellation request form, which you can request from your site team.

Please note: If you believe any of the below scenarios are applicable to you, you would need to email us all of the relevant details/evidence as outlined below, by no later than midnight 31/08/2021 (if a different date/time period is stated for an individual scenario or booking period, please follow that specified date/time period).
If you are staying with us from January 2021, you would need to email us all of the relevant details/evidence outlined below within 5 days before your contract start date.
Delay in University Commencement / Only Offering Online Courses:
Should there be a delay to the start date of universities, or for the period where the universities are closed and offering online courses, they can offer a delay of the contract start date to the new official start date of universities will be allowed providing you supply official confirmation of this via email (the evidence will need to show your full name and that your 21/22 course is delayed due to Covid-19, or that the first term of your 21/22 course is being taught online due to Covid-19). Wed review this and confirm via email to you what the new contract start date is. Rent will only be applicable from the new start date, any rent made for period prior to the new start date will be credited to any future rent payments or partially refunded if you have paid in full (the full payment discount does not apply for those who have changed the contract start date)
Deferring Your University Offer?
If you decide to defer your 1st year university place until the 22/23 academic year, they would like to offer you the chance to do the same with your accommodation. Provide us with official confirmation that you have deferred your university place to the 22/23 academic year (the evidence will need to show your full name and that the university has accepted your deferment to 22/23). they will then review your case and if they were able to defer your contract due to this criteria being met, wed email you official confirmation of your accommodation contract deferment until the 22/23 academic year. Any deposit or rent payments already made would be retained on your account with us ready to be offset against your new 22/23 accommodation. Please note that your Room Offer will then be sent out again around November 2021; it will be for the same room type and price as the one stated in the 21/22 contract you signed
Cancellation of Your College/University Course due to Covid-19:
If your 21/22 college or university course is unfortunately cancelled altogether due to Covid-19, you will be released from your contract providing they receive a cancellation request email and course cancellation evidence within 48 hours of your college/university informing you (the evidence will need to show your full name and the 21/22 course cancellation due to Covid-19). Please send your email including the cancellation request and evidence Wed then send you a cancellation request form to complete. If they were able to release you from the contract due to this criteria being met, any deposit or rent payments already made will be refunded in full
Travel Ban:
In the event there is a government imposed ban restricting arrivals into UK or departure from the country you are residing in, deferment to when the travel ban is lifted will be allowed; provided that you send us an email informing and stating either 1) That the UK is not allowing arrivals into the country, or 2) The country you are currently residing in is not allowing travel to another country (please also state the country you are residing in). Once they receive this email, wed take a look over the information to see if they were able to defer the contract start date. If you did meet the criteria, wed let you know your new contract start date, and rent will only be applicable from the new start date (any rent already made will be offset against your rent of when the new contract start date is). Please note that as travel can be restricted or lifted at any time, they can only review Travel Ban cases within 3 weeks before your contract start date (to give you and us a clearer picture of what the travel ban situation is close to the contract starting, but also giving you time to send an email if theres still a travel restriction)

MSV South/ The Grafton: The nearest train station is Oxford Road and then hop on a bus just outside the Palace Theatre. Look out for bus routes 41, 42, 43, 142, 143, or 157. After 10 minutes, get off at Whitworth Park and take a short 2-minute walk to our halls.
Cathedral Campus: The closest train station is Liverpool Lime Street. From there, were a 5-minute taxi ride away.
