Booking Deposit

By paying the Booking Fee (if applicable), you confirm your acceptance of these terms and acknowledge that the fee is used to reserve your room.
You agree that the deadline to complete your Tenancy Agreement (the "Deadline") is as follows:

  • If you have paid a Booking Fee as a holding deposit, the Deadline is 7 days from the date Property receives your Booking Fee, unless they agree to a different timeframe.
  • If no Booking Fee is required, the Deadline is 7 days from the date you accept these Booking Terms & Conditions, unless a different timeframe is agreed upon.

If a Booking Fee has been paid, it will be credited towards your first rent payment.

Pay In Instalment

For 25-26 AY & 26-27 AY:-


You can either pay for the whole year upfront, or in two or four instalments spread throughout the year. You will be informed of the due dates for these instalments during the booking process.


The first instalment is usually due on 1st August each year but if this date has already passed you need to make this payment as soon as possible to secure your booking.

Guarantor Requirement

All residents are required to register a guarantor, who will be ultimately responsible for your rent if you do not make payment. The guarantor will need to provide identification and sign a Guarantor’s Agreement, confirming they agree to act as your guarantor.


Your guarantor can be UK or International based, but must be aged 21 or over; not a full time student; or a current resident in a property that is managed by the same property management. If you are unable to pay your rent and/or do not act in accordance with the terms of your tenancy agreement, your guarantor will be under an obligation to pay any outstanding amounts.


Note: If you pay in a 'single instalment' when booking then you don't need to provide details of your guarantor.

Bookings made from 1st August 2025, onwards, there will be no cooling-off period.

No Visa No Pay

For 25-26 AY & 26-27 AY:-


If you fail to obtain a UK Visa before the start date of your tenancy, they will cancel your Tenancy Agreement and refund any rent payments made so long as you provide the following information:

  • Written confirmation from you that you wish to cancel your reservation; and
  • Supporting official evidence to show that the Visa was declined.

This supporting evidence should be supplied to property within 72 hours of you receiving official confirmation. In these circumstances, any Booking Fee and any rent paid will be returned to you.

No Place No Pay

For 25-26 AY & 26-27 AY:-


If you fail to gain the required qualifications and are not accepted into the University you stated as your first choice, or you choose to go to a different University because you have exceeded your expected grades, you may cancel your Tenancy Agreement and they will refund any Booking Fee and any rent payments made so long as you provide the following information within the timescales mentioned below

  • Written confirmation from you that you wish to cancel your reservation due to having failed to obtain the required grades for your first choice University or you have exceeded your grades; and
  • Supporting written evidence from the University or UCAS rejecting your entry/acceptance of your new university.

This information must be provided to them within 72 hours of your exam results being published to be eligible for a Booking Fee refund (if you have paid a Booking Fee). In these circumstances, any Booking Fee and rent payments will be returned in full. If you fail to provide the information within 72 hours of your exam results being published, any Booking Fee will be retained as a cancellation fee.

Please note, if you are attending another University in a city where management has a property, their team will be happy to support you in finding suitable accommodation. In this case, any Booking Fee and any rent payments made may be transferred over to your new booking.

Replacement Tenant Accepted

For 25-26 AY & 26-27 AY:-


Once you have collected your key or the Tenancy Start Date has passed, the only way to release yourself from the Tenancy Agreement is to find a replacement tenant who will take on the full contractual obligations under the Tenancy Agreement.

If you wish to end your tenancy early and have found a replacement tenant, property management will, acting reasonably, consider terminating your tenancy and entering into a replacement tenancy with a new occupier (a “Tenancy Takeover”).

Property Management will only consider Tenancy Takeovers in the period starting one month after your Tenancy Start Date and two months before your Tenancy End Date (“Permitted Period”).

If the property management approves a Tenancy Takeover during the Permitted Period, you will pay any rent arrears before the property management releases you from your Tenancy Agreement. Such release shall be effective from the start date of the replacement tenant's new tenancy agreement.

Once the new replacement tenant has:

  • Signed their tenancy agreement,
  • Paid any rent due, and
  • Moved in,

any overpaid rent money will be refunded to you within 28 days of the start date of the replacement tenant’s new tenancy agreement, less an amount equal to your Booking Fee (if you have paid a Booking Fee), which will be retained as a cancellation fee.

If you fail to leave the Room in accordance with the terms of your Tenancy Agreement, you may be liable for any damages suffered by the property management, which may be deducted from any refund due.


Note:- Please note that all tenancies commence on a Saturday.

Deferring Studies

For 25-26 AY & 26-27 AY:-


If you choose to defer your university entry to the next academic year before the start date of your tenancy, they will cancel your Tenancy Agreement and refund any rent payments made as long as you provide the following information:

  • Written confirmation from you that you wish to cancel your reservation due to deferring your university entry to the next academic year; and
  • Supporting written evidence from the University or UCAS to confirm deferral

In these circumstances, any Booking Fee will be retained as a cancellation fee.

Other cancellation policies

For 25-26 AY & 26-27 AY:-


Cancellation by the property prior to you collecting your key

The property reserves the right to cancel your booking on notice if:

  • You notify them after the Deadline that you have decided not to enter into the Tenancy Agreement;
  • They take all reasonable steps to enter into the Tenancy Agreement before the Deadline and you fail to do so, for example, if you fail to complete your application or provide guarantor details and supporting documentation in good time;
  • You provide them with relevant false or misleading information;
  • They are prohibited from entering to the Tenancy Agreement with you because of the Immigration Act 2014 (persons disqualified by immigration status). In the case they cancel your booking for this reason, you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation, irrespective of whether you have signed it;
  • They have determined following undertaking Screening Searches that you appear on Sanctions Lists and/or Law Enforcement Databases;
  • You fail to cooperate with any Screening Search Additional Information Request(s);
  • You have not paid any amounts that have fallen due (including but not limited to, your first rental instalment, any previous year’s rent or damage charges); and/or
  • You have committed any breach of the Tenancy Agreement or any previous tenancy agreement with Property Management.

They may also terminate your Tenancy Agreement for any of the reasons set out above, as set out in more detail in clause 2.4 of the Tenancy Agreement itself. If you enter into the Tenancy Agreement, and you then fail to collect your key within 2 weeks of your Tenancy Start Date, The property reserves the right to:(a) Cancel your booking and terminate the Tenancy Agreement and(b) Re-let your room. In these circumstances any rent paid by you (including any Booking Fee allocated to the first payment of rent) will not be refunded to cover any losses incurred by us for empty unlet rooms.  This provision takes precedence over any provisions in the Tenancy Agreement. If your booking is cancelled in such circumstances, any Booking Fee you have paid will be retained by the property.


Cancellation by you – prior to collecting your key

If you have not entered into the Tenancy Agreement, the Deadline has passed and you wish to cancel your booking, then any Booking Fee you have paid will be retained by the property. If you have entered into the Tenancy Agreement and you wish to cancel your booking, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria and have not yet collected your key, and provide the evidence required within the timescales as detailed below:

  • You notify them of your intention to cancel your booking prior to 1 August or, if your Tenancy Start Date (as defined in your Tenancy Agreement) is in any month other than September, 28 days before your Tenancy Start Date.
  • Your UK Visa application has been denied.
  • You have not obtained the required qualifications to get into your first University of choice
  • You are deferring your university entry.

Where proof is provided in accordance with these terms and conditions and to their reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation. All cancellation notifications must be made via their app and official email.

Where the reason for cancellation is not one of the five matters listed above (e.g. you have changed your mind, booked a different accommodation, voluntarily withdrawing your university entry etc.), you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You are responsible for finding an eligible replacement tenant, although site staff will assist where possible.

If you wish to cancel the booking and a replacement tenant is found, subject to our agreement, you will be released from the contractual obligations set out in the Tenancy Agreement. Once the new replacement tenant has signed their Tenancy Agreement and paid any rent due, any overpaid rent money will be refunded to you, less an amount equal to your Booking Fee (if you have paid a Booking Fee) as a cancellation fee.  Please note that all tenancies commence on a Saturday; therefore the relevant site team will confirm your official release date from your contractual obligations under the Tenancy Agreement.

Frequently Asked Questions

Are sites secure?

Each site is covered by CCTV and has onsite security staff, with staff present 24 hours a day. There is also a digital entry system at each building. You should not allow people to ‘tailgate’ – that is, hold the door open for people behind you as you enter.

Can I book if I'm under 18?

Management does not accept parental responsibility for occupiers under the age of 18.

They require that all tenants living at one of their properties in England and Wales to be over the age of 17 during the academic year booked to live at management, and tenants living in their Scottish properties to be age 16 or over.

Exceptions to this rule are available in selected cases through prior arrangement. If in doubt, please contact your preferred management site and the team will be able to advise you.

Can I bring a tv?

If you want to bring a TV, check that your room has a TV point and don’t bring one larger than 21”. You can’t mount your TV on the wall, so make sure it’s free-standing. While all TVs provided by management in communal areas accessed by all residents are covered by a TV Licence, you will need to buy your own licence if you bring your own TV or if there is one already in your room or shared kitchen & living area. If you’re unsure, please check with your site team.

For details of licensing requirements regarding catch-up TV and online streaming, please refer to your resident handbook, ask your site team or contact TV Licensing.

Can I bring my bike?

Yes – most sites have a secure bike store that is free to use for all residents. You will need to register and tag your bike with the site team when you arrive.

Can I bring my car?

Some of the sites have limited parking, including in some cases disabled parking bays. However, as the locations are generally close to universities and local amenities, a car shouldn't really be necessary. If you do want to arrange parking, speak to the site team as soon as possible - any spaces available are likely to be reserved very quickly.

Can I bring pets?

Sadly, they do not allow pets at sites. However, they make an exception for residents who require the assistance of a trained and registered Service Dog or Assistance Dog.

Any requests for emotional support animals that are prescribed by a licensed mental health professional are assessed on a case by case basis.

Can I choose where my room is in the building?

Yes, you can specify where you would like your room to be – from those which are still available – at the time you book.

Can I choose who I live with in a shared flat?

The online booking system will show the gender of those who have already booked a room in your chosen flat, if this information is available.

Can I make a group booking?

Yes. If you’d like to share with friends, you can find and select rooms in the same flat on the booking portal. Alternatively, please speak to a member of the amber team and they will be happy to help you.

Can I move in early?

Yes, they can often arrange this. Please contact our amber team to see if they have availability to see it is possible to book your room for an early move in.

Can I share my room with my partner?

They offer free dual occupancy across a limited number of their studios where both residents are students.

You'll see the dual occupancy symbol next to the room number if it is available when you select the room via the floorplan. They'll ask for your partner's details during the booking stages. Both you and your partner must sign their tenancy agreement and have student status for the duration of the booking.

If your partner is not a full time student as well then unfortunately they cannot live with them.

Can I smoke in my room?

No, accommodation is non-smoking. You may smoke outside in designated smoking areas. Please do not smoke anywhere near other residents’ windows, as the unwelcome smell of smoke can drift into their rooms.

Can I store my stuff with you over the holidays?

Yes, they can arrange temporary storage for possessions you don’t want to take home with you. Just ask your Reception team for details.

Do I have to be home by a certain time each night?

No, it’s up to you when you come in. If returning late at night, please respect your fellow residents and keep noise to a minimum between 11pm and 7am.

Do you have laundry facilities?

Yes, the vast majority of their sites have a laundry room where you can wash and dry your clothes. These are operated by an independent provider, Circuit Laundry or Miele. You will need to pay to use the machines via a top-up card or their mobile app.

Do you provide bedding?

No, so please bring your own sheets, duvet, pillows, towels etc when you move in – or you may prefer to buy them locally on arrival.

Does management permit the use of drugs at its accommodation?

No, drugs are not permitted and prohibited items will be confiscated. The tenancy agreement gives management the right to confiscate substances, including ‘legal highs’ without the consent of the resident.

How do I get my post / mail?

Your post will be delivered to a lockable post box for your flat. Larger items or those that require a signature on delivery will be retained by Reception. You will be notified if Reception receive an item for you, and you should collect it as soon as possible.

How do I qualify to live at management?

To qualify as a resident for management you must confirm that you are a student at a higher education establishment in the UK.

How will I get to know people at management?

Their sites are home to an international community of students, often studying at a variety of different institutions, and it’s this diversity which can make living with them such a rewarding experience.

They organise regular social events where you can get to know your fellow residents. You will find posters on site telling you what’s coming up soon – or just ask at Reception.

In the event of a fire, how can I trust that my accommodation is safe?

The safety and security of their residents is their number one priority. All of their sites are fully compliant with current safety standards. Their accommodation has fire alarm systems in place as well as fire prevention equipment, and they carry out regular testing and evacuation drills. Their buildings are also regularly audited by external, independent consultants.

Management has a full-time, highly qualified, Health and Safety team who visit sites regularly. They also use accredited national providers to service and maintain life safety systems. Additionally, all sites have staff present 24 hours a day, seven days a week.

They are continually reviewing their programme of security, fire and safety standards. If you would like further information about their ongoing fire safety programme please read their fire safety update.

Is food and drink available on site?

Their sites don’t have restaurants or cafeterias, but most sites provide vending machines where you can buy chocolate, crisps, drinks, ice cream and other snacks.

Is there internet access on site?

Yes, all their sites are equipped with WiFi, accessible throughout the building at no extra charge. This service is provided by their internet partners, ASK4. If you have any issues with connecting, you can find their contact details in the welcome pack you will receive on arrival.

What can’t I bring?

What do I need to bring?

You can see what’s included in your room on the room details page for your management site. Among the things you will need, or may want, to bring are bedding, towels, toiletries, toilet paper, basic kitchen equipment, hangers, and a computer or laptop.

Will my flat be cleaned?

No, that’s down to you and your flatmates. They’ll keep the common areas of the building, like the social spaces, reception and laundry, clean and tidy.

Many residents put a rota together so each person in the flat does their bit to keep it clean.

Is management student accommodation accredited?

Management Student Accommodation is a member of the National Codes of Standards. These are schemes designed to provide a minimum set of professional standards for larger student accommodation providers regarding their accommodation management. This offers residents peace of mind in knowing that they follow professional standards of service.

The codes ensure that residents receive good standards of housing management. Disputes and misunderstandings are reduced, and where problems do occur they are resolved quickly.

My child has a disability. does management offer suitable facilities?

All management sites have rooms suitable for students with disabilities, including rooms that are fully wheelchair accessible. To check what is available at your child’s chosen site, it’s best to contact that site directly.

What happens if my child needs additional support?

They understand that university can be a stressful time for students, and that those living away from home for the first time may encounter difficulties.

Universities undertake the main role in respect of pastoral care, however their site staff are trained to provide an initial level of unobtrusive care and support. Their teams have good relationships with university pastoral care and welfare support services, and will refer students who need additional assistance.

What happens if there are maintenance issues?

Their online maintenance portal allows students to log a fault at any time and is accessible via their management App or by logging into their management Account.

Unlike many providers, all their maintenance teams are based on site, so they fix most issues within 24 hours. For those they can’t fix ourselves, they use only trusted contractors who go through a vigorous approval process.

What insurance does my child have in place while they with management?

What sort of accommodation does management offer?

They offer the following types of accommodation:

En suite rooms – these rooms have a bed, study area with good lighting, storage and an en suite shower room with shower, washbasin and WC. These rooms are located in shared flats, where students share a kitchen and living area with other residents.

These are equipped with an oven, hob, microwave, fridge and freezer, a dining area and lounge. These rooms are popular with new students and encourage social interaction with other residents. Studios – their studios are self-contained, with integrated kitchen facilities and a living area. All have a bed, study area with good lighting, storage and an en suite shower room with shower, washbasin and WC. Studios are popular with students seeking more privacy, but still enjoy the use of all the onsite facilities and social areas.

Apartments – some of their sites also offer self-contained apartments. These have all the facilities of their studios, but with separate bedroom(s) and more living space. These are popular with couples, and friends who want to share accommodation.

Can I sublet my room to someone else?
