Cooling Off Period
<p><strong>Cancellation policy (for Short Term Lease(STL))</strong></p> <p>If the booking is for check-in within <strong>7 days</strong>, there will be no cooling off period. Additionally, if the student collects the keys to their accommodation the cooling-off period will not be applicable.</p> <p><strong>Cancellation policy (Domestic):</strong></p> <p>Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or sending an e-mail to the amber agent at any time during the<strong> 7 days</strong> after property sends you an e-mail confirming your booking is complete (the 7 Day Cooling-Off Period). If you do that, you will not be charged and they will return your deposit or any Advance Rent Payments you have made.</p> <p><strong>Cancellation policy (International):</strong></p> <p>Once a booking is processed, the student has <strong>3 days</strong> to accept the offer. It means for the student and the guarantor to accept the contract and pay the advance rent payment. Once these steps are done, the booking is completed. If one of the step is not completed within these <strong>3 days</strong>, the offer will expire. If the student still wants a room, they can re-process a booking, but they cannot guarantee that the same room or the same price will be available. Once the booking is completed, the student has another<strong> 7 days</strong> to change their mind and cancel their booking without any reasons. This is called the <strong>cooling-off period.</strong></p>
No Visa No Pay
<p>If you don't get the visa to come and study in the UK you must send visa application rejection letter within<strong> 7 days</strong>, to the amber agent, of receiving it and if the property is satisfied, they will cancel your agreement. This policy is valid until the<strong> 31st August.</strong></p> <p>The cancellation requests along with the proof of documents must be sent, from the email address you have registered the account with property.</p>
No Place No Pay
<p><strong>For domestic students:</strong> <strong>Applicable to 1st year students only.</strong>&nbsp;If you are a prospective first year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply the below documents to the amber agent:</p> <p>1. A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or</p> <p>2. A copy of the proof of acceptance of your new university by UCAS adjustment.</p> <p>3. These document(s) must be shared within <strong>7 calendar days</strong> from the date your results are published. Please email the documentation. On receipt of the required documentation it will be verified and, provided the property is satisfied, they will cancel your agreement and refund any deposit or advance rent paid in full.</p> <p><br></p> <p><strong>For international students:</strong>If the student fails their exams or is rejected by the UK University, the student needs to send the university rejection letter, or proof that the exam results don't meet the requirements of the university, and the booking will be cancelled. The student must send the proof documents within 7 days of receiving them to the amber agent. This policy is valid until the&nbsp;<strong>31st August.</strong></p> <p><br></p> <p><strong>No ATAS certificate, No Pay:</strong>&nbsp;Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a students ATAS certificate application is rejected the property will cancel the booking and refund the money to the student. The student must send the ATAS certificate application rejection letter within<strong> 7 days </strong>of receiving it and the booking will be cancelled. This policy is valid until the <strong>31st August.</strong></p> <p><br></p> <p><strong>NOTE: </strong>The cancellation requests along with the proof documents must be sent by the student to the amber agent, from the email address they have registered their account with Property.</p>
Replacement Tenant Accepted
<p>If the student wishes to end their tenancy early and has found a replacement tenant for the Room, <strong>the landlord will</strong>, <strong>acting reasonably</strong>, <strong>consider terminating the student’s tenancy</strong> and <strong>entering into a replacement tenancy with the new occupier</strong>, subject to the following conditions:</p> <p><br></p> <p>- the replacement tenant <strong>must provide a guarantor </strong>of their own in respect of their obligations under the replacement tenancy agreement;</p> <p><br></p> <p>- the replacement tenant and their guarantor <strong>shall enter into a new tenancy agreement</strong> with the landlord on similar terms as those contained in this Tenancy Agreement, commencing on the same date that the student’s tenancy is terminated; and</p> <p><br></p> <p>- the student must pay any arrears before the landlord <strong>agrees to terminate the tenancy.</strong></p> <p><br></p> <p><strong>Please note: </strong>If you have occupied the Room prior to this, you will be charged<strong>&nbsp;GBP 50&nbsp;</strong>to cover their costs of preparing the Room for the Replacement Tenant.</p>
