Infinity Place situated on Elizabeth Street is our second purpose-built student accommodation building in Melbourne and is home to 335 students. Booking Details

Cancellation Policy:- 


 1. Cancelling more than 30 days before agreement start date

  1. You can cancel a tenancy agreement without penalty provided written notice has been provided to the relevant property at least 30 days prior to the agreement start date.

       2. Cancelling less than 30 days before agreement start date

  1. If cancellation is made less than 30 days before the agreement start date you will be charged a break lease fee of 2 weeks rent.

      3. Cancelling if you do not receive a Visa or Placement to study in Australia

  1. If you have not received your visa or placement to study in Australia, you must notify the relevant property in writing no less than 7 days prior to the start of your agreement and provide evidence clearly showing that you cannot enter the country. You will not be penalised provided you provide sufficient evidence and notification at this time. *See below for further information on sufficient evidence.
  2. Your payments to date can either be refunded or transferred to a new agreement at a later date and your current agreement will be cancelled.
  3. You may choose to continue your agreement in anticipation that you will be accepted and receive a visa and you will then be liable for all ongoing obligations of the agreement.
  4. *Sufficient Evidence cancellation due to visa.
    1. To request a cancellation under the Policy a written letter is required from the Department of Immigration and Border Protection (DIBP) that you have been refused a visa. This letter must be submitted to the property at which your booking is held.
    2. A copy of the refusal notice issued by the DIBP should accompany your request for cancellation. The manager of the property will consider your request for cancellation and advise you whether your request has been accepted under the terms of the Policy. Their decision is final. Due to all bonds being lodged with the relevant state authority the time it takes for you to receive your bond refund is not determined by the property. Any advance rent paid to the property as part of your deposit will be refunded within 14 - 28 days.
  5. *Sufficient Evidence cancellation due to placement.
    1. To request a cancellation under the Policy a written letter must be submitted to the property at which your booking is held within 72 hours of you receiving notification from your relevant institution that you have not been accepted into that university. Supporting documentation from the tertiary admissions centre should accompany your request for cancellation. The manager of the property will consider your request for cancellation and advise you whether your request has been accepted under the terms of the Policy. Their decision is final. Due to all bonds being lodged with the relevant state authority the time it takes for you to receive your bond refund is not determined by the property team. Any advance rent paid to the company as part of your deposit will be refunded within 14 days 28 days.

            4. Deferment of a booking due to late receipt of a visa after the commencement date of a lease, or if Australian borders close before they enter Australia.

  6. A customer can defer their lease due to late receipt of their visa or if Australia announce border closures which results in them needing to postpone the commencement date of their university course/arrival to Australia.
  7. We will transfer the students lease commencement date to align with the contract start dates for the following semester. We will endeavour to uphold all booking conditions in this process however, this is subject to availability. There may be an increase in pricing between semesters and the rental commitment for the deferred booking will be equal to the corresponding advertised rate for that Semester.

        5. Cancellation of a booking due to Border Closures

  1. If Australia closes their international borders, you must notify the relevant property in writing no less than 30 days prior to the start of your agreement that you wish to cancel your booking.  You will not be penalised provided you provide sufficient evidence and notification at this time.
  2. Your payments to date can either be refunded or transferred to a new agreement at a later date and your current agreement will be cancelled See Deferment option above.
  3. You may choose to continue your agreement in anticipation that the borders will open, and you will then be liable for all ongoing obligations of the agreement.

Frequently Asked Questions

How do I get to you?

We are directly opposite the University of Melbourne and only a short stroll to RMIT and Melbourne CBD. Tram The nearest stop to University Square is Haymarket. It's roughly 200m from the residence. You can find more info about the Public Victoria Trams here. The Haymarket tram stop is only two tram stops from Melbourne Central train station, which connects you to all train services in Melbourne. Bus The closest bus station is Melbourne University (when we said we were close - we meant it!). It is approximately a 1-minute walk to us, or if you want to go elsewhere, bus number 505 runs a regular service. Find its route and more info here.

Who can live at Infinity Place?

If you're a full or part-time student, enrolled at a University in Melbourne, we'd love you to come live with us at University Square. We will require to see a copy of your certificate of enrolment or acceptance confirmation from your university as part of the application process.

How old do I have to be to live at University Square?

You must be at least 18 years old as at the date that you sign the rental agreement. For domestic students if you are under 18 years old, your parent or a legal guardian needs to countersign the rental agreement. For international students to be granted a student visa, applicants must demonstrate that they have adequate welfare arrangements in place for the length of the student visa or until they turn 18 years of age. They can do this by demonstrating that they will be accompanied by a parent or legal custodian, a suitable relative or that the students education provider approves the arrangements for the students accommodation, support and general welfare. This is done when the provider issues a Confirmation of Appropriate Accommodation and 
Welfare (CAAW) letter.If you have not turned 18 on the 1st of July 2018 when your tenancy starts, we need to receive the CAAW from your educational provider so that we can accommodate you in our property. Please follow up directly with the educational provider of your choice to ensure that they approve of The Student Housing Company for your accommodation requirements.

Are all the apartments the same? Do I have a choice of room?

Not all the apartments are the same. Whilst they all benefit from the same high standards, modern style and great features, there are different types of apartments, lots are different sizes and the view will vary. Our apartments are priced to reflect these differences as far as possible. The best thing to do if you're not sure is contact us and we can talk you through the options and your requirements to find your perfect room.

How do I pay my rent?

You can pay your rent online via bank transfer. Bank account details, dates and amounts are all set out in your rental agreement which you sign before you secure your room. If that doesn't work for you, alternative payment options are also listed in the rental agreement and again our friendly team can you talk you through these before you book. Just ask!

How do I confirm my room booking? When will I receive my rental agreement?

Once you have decided you want to live at University Square (great choice by the way, glad to have you on board!), you will need to register and apply via our online booking portal. Our team will then issue you an offer of accommodation which will include a rental agreement for you to agree and accept. On arrival we will provide you with 2 copies of the rental agreement and condition report, along with one copy of all other documents. You will need to sign the copies in original form and return them to our customer service team.

What do you need from me to book a room?

In order for us to complete your booking, we will need to see the following documentation: - A copy of your ID card or passport - A copy of your certificate of enrolment from your university - For international students, a copy of your residents permit and visa

What does all inclusive rent mean? Is anything not included?

Our rooms are fully furnished and are all inclusive of utility bills, internet, and other communal facilities. Your monthly rent covers everything in your apartment and there are no other hidden costs. You have full use of all the common areas within the building as well as all utilities such as gas and electricity, a high speed WiFi and the friendly services and support provided by our onsite customer service and maintenance teams. There are a couple of things which are not included in the rent such as using the laundry and dryer machines.

Do I have to pay a security deposit? How do I get it back?

You will need to pay/provide us with your security deposit before you can check in to your University Square apartment. Full details of how to pay this will be included in the tenancy documentation sent out to you. When your tenancy period comes to an end we will make an inspection of your apartment and, assuming everything is the way it was when you moved in (clean, tidy and no damages), your deposit will be refunded in full after you have moved out.

How do I cancel my booking?

If you want to cancel your booking please refer to our cancellation policy on this website where full details are set out.
Bond PaymentPlease note that in accordance with the Victorian Residential Tenancies Act 1997, you are required to pay a bond as stated in the confirmation of your lease when you arrive at University Square. The amount of the bond is in equivalent to 4 weeks rent in Australia dollars. Your bond is held in trust by the Residential Tenancy Bond Authority (RTBA) as security for the room. It is refunded at the end of your tenancy, usually within 14 days, providing there is no damage to the property and it is left in good condition. University Square have chosen to utilise the RTBA Electronic Transfer Facility to avoid the need for paper bond forms and tenants requiring a bank cheque. Please note that under no circumstances can The Student Housing Company accept foreign or personal cheques.
Requirements for International Students Under 18To be granted a student visa, applicants must demonstrate that they have adequate welfare arrangements in place for the length of the student visa or until they turn 18 years of age.
