A suitable replacement resident must be found by the resident if they wish to withdraw before move-in or terminate the agreement early. The replacement resident must be approved and confirmed by the accommodation provider. Once the replacement is approved and the agreement is transferred, the original resident has no further obligations. Agreement transfers are permitted only after an approved replacement resident is secured.

The minimum stay is 12 weeks from the first rent payment date. Cancelling before completing 12 weeks incurs a penalty of 2 weeks’ rent. After the minimum stay, students must give 21 days’ notice to cancel. Not meeting the minimum stay or notice period results in a 2 weeks’ rent penalty, deducted from the security deposit. The agreement continues after the minimum stay until either party ends it. There is no maximum stay. The agreement cannot be transferred to another person. If

The property may terminate the agreement with 3 days’ notice if the terms and conditions are violated. The property may terminate the agreement if its agreement with the property owner ends. If rent remains unpaid for 3 days after the due date, the property may terminate the agreement. Refunds are processed through the Member’s Portal. The agreement is valid only after the required fees are paid. The agreement covers accommodation only, unless otherwise stated.

Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

If your course has been cancelled by your university, please reach out to the Amber team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
