On an Assured Shorthold Tenancy Agreement, you're legally bound until the end of your tenancy period. We can however consider ending your tenancy if you have a replacement. This individual will need to meet all of our criteria and be able to provide full guarantor details prior to the process being complete. There is an admin fee of 50 chargeable to the outgoing tenant.

 booking a GBP 500 deposit is required, this will be returned at the end of the tenancy providing the apartment has no damages etc.

How do I book a room?

Just choose the room you want using the floor plan picker, click book now and follow the application process choosing what length of contract you want and any added extras.

What payments are taken to book a room?

An initial payment 250 is taken, which constitutes a part-payment of the 500 deposit, and will hold an apartment for you for 48 hours. The remaining 250 is then required within 48 hours of receipt of your booking, and this completes the payment of your deposit.

Can I stay if I'm not a student?

No. This is student accommodation and proof of study is required before signing for a room.

What documents do I need to complete my tenancy?

Each tenant needs to complete an application form and provide us with photo ID, return the guarantor forms and additional supporting documents, complete a Direct Debit mandate and pay any admin fees, deposit and rent. Once this process is complete, we can issue keys to you on the day your tenancy starts.

What is your refund policy?

On making your booking with them you will be asked to pay a 250 non-refundable booking fee to secure your apartment. On commencement of your tenancy 250 of the booking fee converts to part payment of the security deposit (500). The remaining 250 is payable within 48 hours of receipt of your booking and all paperwork required to complete your application should be submitted within 7 days. If you choose to cancel your booking with IconInc within 48 hours this will result in your entire booking fee being forfeited and cancellations after this time will result in the forfeiture of the total amount paid and are subject to our standard terms and conditions. All cancellations must be notified in writing to Parklane verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from Parklane. If I haven't been accepted on my course yet, can I still secure an apartment? Yes, however if this does not follow through you will not receive a refund as per our refund policy terms and you will be liable for the rent until a new tenant is found as per the contract

What payments types are accepted?

We accept debit/credit cards and bank transfers.

Can couples rent an apartment at ?

Yes, couples can rent an Elegance or Grande apartment for a 15% double-occupancy supplement on the base rent.

Why do I have to pay a deposit?

We are holding nothing back to provide you with the ultimate luxury experience in your apartment, and a deposit is required to cover any damage that may happen to expensive fixtures & fittings in your room during your stay at IconInc. This will be refunded within 30 days of check-out providing there are neither damages nor any outstanding fees.

Can I have friends stay over in my apartment?

Yes, we are happy to allow guests to stay over for a couple of nights but they will need to sign in with a member of staff at reception and guests will not be provided with their own key card. If you wish to share your apartment with a friend then please speak to a member of the IconInc team about double occupancy as couples can rent an Elegance or Grande apartment for a 15% double occupancy supplement on the base rent.

Are pets allowed?

Unfortunately not.

What if I lose the key-card for my room or my mailbox key?

Replacing a lost key-card will cost 25. A new mailbox key is 5.

Is there an extra charge to use the gym and cinema?

No, usage of the gym and cinema are included in your rent.

What is the security of this place Is it safe?

At Iconinc we take the security and safety of our tenants very seriously. We have full coverage of the building with CCTV cameras and, with 24-hour concierge, there is always a member of staff on-site. Key-cards are also required to get into the building, onto a corridor that leads to apartments, and of course to get into your room. Even other Iconinc tenants cannot get onto a corridor if their apartment is not attached to it.Also provided: State of the art smoke/heat detectors with fire alarm and emergency lighting system. Regular water quality and pressure testing. Periodic testing of elevators, fire equipment and heating system.

Will I receive compensation if something is stolen from my room?

In the unlikely scenario of a fire, flood or burglary, we provide contents insurance through Endsleigh. 

Can I bring my own furniture?

To ensure health and safety regulations are maintained, we ask that tenants do not bring any furniture with them when they move-in and that any small electrical appliances are PAT-tested. 

Do I need a TV license?

We've provided a TV for you to use for gaming or linking up your laptop, if you would like to watch live TV then it is your responsibility to buy a TV Licence.

When does quarterly rent come out?

Your rent is due on the 22nd of the month before your move-in date, then every three months from then. For example, if your move in date is July 1st then your first rent payment would be due on June 22nd, then September 22nd, December 22nd and finally March 22nd.

Who do I contact in the case of an emergency?

We have a concierge on site 24/7, so please report to them in the event of an emergency.

What is the 'free breakfast'?

Every day we provide freshly baked pastries, cereal and toast, as well as spreads such as jams and honey. A choice of juice is also available, and on weekends we also set out bagels as a treat! Coffee, tea and other hot drinks are available 24/7.

Can I change my room if I don't like it?

Yes, you can change your room before you move in and select another from available stock.

Is cleaning and laundry included in my rent?

An apartment cleaning service can be included in the rent for an extra cost, while laundry facilities are provided on site at a per-usage cost.

Will my contents be insured?

Yes. This covers a range of belongings in your apartment, including desktop computer equipment/accessories, clothes, sports and electrical equipment. This has been arranged by IconInc at no extra cost to students.

Will I have a landline phone in my room?

If you require a landline telephone, we suggest you sign up for a VOIP service like Vonage which provides a landline number and works using the internet in your apartment.

How will internet access be provided?

Each apartment comes with superfast broadband socket and high speed Wi-Fi is available throughout the building.

Are kitchen essentials included in my apartment?

No, however this is available as an add-on when you book online.

Can I cancel my contract or leave early?

On an Assured Shorthold Tenancy Agreement, you're legally bound until the end of your tenancy period. We can however consider ending your tenancy if you have a replacement. I don't have a UK bank account, how can I pay my rent?

You can make an international bank transfer into our account. Please contact us for alternative methods of payment.

What is the procedure for getting my deposit back?

Once your tenancy expires and you have vacated your apartment, we will physically check it for any damages or missing items. Once we are satisfied about the condition of the apartment, you will normally receive your deposit back within 30 days.

Do I need a guarantor and what if I can't provide one?

Yes. For international students who are unable to pay the full contract rent in advance and do not have a UK based guarantor, you may choose as your Guarantor.To enable you to pay your rent in instalments and split the cost of your rent, there is one annual payment of 299.

Do I pay a deposit?

Yes there is a 500 deposit to pay for our apartments. When booking an apartment online, we charge 250 upfront, with the remaining balance of 250 within 48 hours.
