Cancellation Policy:-


Long Stay Rate: All long stay packages are based on a minimum of 28 consecutive nights. A GBP 500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, they will refund you your GBP 500 holding fee. However, full payment or termly payment is due on completion of booking. This is non-refundable, non-amendable and non-transferable if the booking is cancelled.


Early Departures: Cancellation fees will be applied in line with the cancellation policies of your rate plan. Typically, this could be the next termly payment or the remainder of the booking duration.


They reserve the right to cancel your booking at any time with immediate effect if payments for bookings have not been made within the agreed time frames. Or you break the contract in anyway.


They also may cancel your booking in the event of severe weather conditions, acts of terrorism, fire, flooding, power failure, emergency evacuation, other circumstances beyond our control. In the event of such a cancellation, they will endeavour to contact you in advance and advise alternative options.

-The holding deposit of GBP 150 will reserve an apartment for you and this will administered as part payment of your first rent instalment

-GBP 500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay.

-Double occupancy is 25% extra on the weekly amount

Installments Info:-

Your 1st rent instalment is due a month in advance of your move-in date, then on the 22nd of the month every three months from then. For example, if your move in date is July 1st then your first rent payment would be due on June 1st, then September 22nd, December 22nd and finally March 22nd.

Why do I have to pay a deposit?

They are holding nothing back to provide you with the ultimate luxury experience in your apartment, and a deposit is required to cover any damage that may happen to expensive fixtures & fittings in your room during your stay at IconInc. This will be refunded within 30 days of check-out providing there are neither damages nor any outstanding fees.

Can couples rent an apartment ?

Yes, couples can rent an Elegance or Grande apartment for a 25% double-occupancy supplement on the base rent.

What payments types are accepted?

They accept debit/credit cards and bank transfers.

If I haven't been accepted on my course yet, can I still secure an apartment?

Yes, however if this does not follow through you will not receive a refund as per our refund policy terms and you will be liable for the rent until a new tenant is found as per the contract.

What is your refund policy?

All cancellations must be notified in writing to Property verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from property. they suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you do not book until you are sure. If the Agreement is not completed for reasons within the landlords control, the GBP 150 holding deposit will be refunded within 15 days of taking this payment. However, if it is determined that you have no right to rent / provide misleading or false information/ withdraw from the proposed agreement / fail to execute your application within 15 days, your GBP 150 holding deposit will be forfeited. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability

What documents do I need to complete my tenancy?

Each tenant needs to complete an application form and provide them with photo ID, return the guarantor forms and additional supporting documents, complete a Direct Debit mandate and pay the holding deposit, tenancy deposit and rent. Once this process is complete, they can issue keys to you on the day your tenancy starts.

What payments are taken to book a room?

A holding deposit of GBP 150 is taken to reserve an apartment for you whilst they complete your application. Upon receipt of your holding deposit, they will send you the relevant forms and request payment of the GBP 500 tenancy deposit.

What is the 'free breakfast'?

Every day they provide freshly baked pastries, cereal and toast, as well as spreads such as jams and honey. A choice of juice is also available, and on weekends they also set out bagels as a treat! Coffee, tea and other hot drinks are available 24/7.

What is security like at property? Is it safe?

At property they take the security and safety of our tenants very seriously. They have full coverage of the building with CCTV cameras and, with 24-hour concierge, there is always a member of staff on-site. Key-cards are also required to get into the building, onto a corridor that leads to apartments, and of course to get into your room. Even other Iconinc tenants cannot get onto a corridor if their apartment is not attached to it. Also provided: State of the art smoke/heat detectors with fire alarm and emergency lighting system. Regular water quality and pressure testing. Periodic testing of elevators, fire equipment and heating system.

What if I lose the key-card for my room or my mailbox key?

Replacing a lost key-card will cost GBP 15. A new mailbox key is GBP 5.

Are pets allowed?

Unfortunately not.

Is there an extra charge to use the gym and cinema?

No, usage of the gym and cinema are included in your rent.

Who do I contact in the case of an emergency?

They have a concierge on site 24/7, so please report to them in the event of an emergency.

When does quarterly rent come out?

Do I need a TV license?

Theyve provided a TV for you to use for gaming or linking up your laptop, if you would like to watch live TV then it is your responsibility to buy a TV Licence.

Can I bring my own furniture?

To ensure health and safety regulations are maintained, they ask that tenants do not bring any furniture with them when they move-in and that any small electrical appliances are PAT-tested. If you are unsure about bringing an electrical item, dont hesitate to contact.

Can I have friends stay over in my apartment?

Yes, they are happy to allow guests to stay over for a couple of nights but they will need to sign in with a member of staff at reception and guests will not be provided with their own key card. If you wish to share your apartment with a friend then please speak to a member of the team about double occupancy as couples can rent an Elegance or Grande apartment for a 25% double occupancy supplement on the base rent.

How will internet access be provided?

Each apartment comes with superfast broadband socket and high speed Wi-Fi is available throughout the building. The WiFi is 350mbps and there are no restrictions on how many devices can be connected.

Will I have a landline phone in my room?

If you require a landline telephone, they suggest you sign up for a VOIP service like Vonage which provides a landline number and works using the internet in your apartment.

Is cleaning and laundry included in my rent?

An apartment cleaning service can be included in the rent for an extra cost, while laundry facilities are provided on site at a per-usage cost.

Can I change my room if I don't like it?

Yes, you can change your room before you move in and select another from available stock.

Are kitchen essentials included in my apartment?

No, however this is available as an add-on when you book online.

Do I need a guarantor and what if I can't provide one?

Yes. For international students who are unable to pay the full contract rent in advance and do not have a UK based guarantor, you may choose Housing Hand as your Guarantor. To enable you to pay your rent in instalments and split the cost of your rent, Housing Hand will charge an annual fee. Please contact our team for further information.

What is the procedure for getting my deposit back?

Once your tenancy expires and you have vacated your apartment, they will physically check it for any damages or missing items. Once they are satisfied about the condition of the apartment, you will normally receive your deposit back within 30 days.

I don't have a UK bank account, how can I pay my rent?

You can make an international bank transfer into our account. Please contact us for alternative methods of payment.

Can I cancel my contract or leave early?

On an Assured Shorthold Tenancy Agreement, you're legally bound until the end of your tenancy period. they can however consider ending your tenancy if you have a replacement. This individual will need to meet all of our criteria and be able to provide full guarantor details prior to the process being complete. There is an admin fee of GBP 50 chargeable to the outgoing tenant. If you need any further information on this process please contact a member of the lettings team.

What are the lengths of the contract?

Contracts start on 1st July, August or September and are for 10, 11 or 12 months. Summer lets for 1 or 2 months may also be available in July and August

Yes, there is holding deposit of GBP 150 and a tenancy deposit of GBP 500 to pay
