Cooling Off Period

The tenant may cancel the agreement by providing written notice within 7 calendar days of accepting the tenancy agreement. The cancellation is valid only if the Tenancy Start Date has not occurred. Applicable to first-year students only. The tenant may cancel before the Tenancy Start Date if they do not receive an offer from their chosen higher education institution. The tenant must provide: Written notice of cancellation. Reasonable supporting evidence, including but not limited to UCAS confirmation or a written rejection from the institution. Upon acceptance, all rent and deposit payments will be refunded in full.

University Course Cancellation/Modification

The tenant may terminate the agreement if they: Withdraw from their higher education institution. Are excluded from their higher education institution. Are refused admission to their higher education institution. The tenant may also terminate the agreement if they are absent from their course for more than 60 days due to illness and have agreed with their institution to suspend their studies. The tenant must: Give at least 4 weeks' written notice.

Replacement Tenant Accepted

A replacement tenant may be identified by either the tenant or the landlord before the tenancy starts. The landlord has complete discretion to approve or reject the proposed replacement tenant. The replacement tenant must enter into a tenancy agreement acceptable to the landlord. The outgoing tenant must pay all sums due before the replacement takes effect. Can I choose a specific room?

In all cases,s you can choose a specific ‘room type’.Depending on the property, you may also be able to choose a specific room of your choice. Please contact the property for details.

Who will I be allocated to?

They try their utmost to allocate like-minded students together (eg based on year of study). Single-sex apartments are also available. However, this is subject to the type of rooms booked bytheirstudents and may not always be possible.

Can I request a room move if I do not get along with the people I am sharing a room with?

They will always first try to establish if there is anything that can be done to help you and your housemates live in harmony without anyone moving room. However, move requests will be accommodated whenever possible, subject to availability and a cleaning/admin charge.

When is my rent due?

To allow you to avoid paying one big lump sum and to coincide with student loan payments, rent is collected in instalments at different times of the year, depending on the property you are living in. Please review your license agreement, which clearly details rent due dates for your property. Full details are available on request from your chosen property.

When are my first payments due?

In order to secure your booking, the deposit is payable at the time of signing the tenancy agreement.

What if I leave early?

If you decide to leave early you remain responsible for the rent for the duration for your tenancy. However, if you are able to find a suitable replacement for your room, then the tenancy will be cancelled. In line with your tenancy agreement refunds will only be given when a suitable replacement is found.

Are there Laundry facilities?

Please check your specific property for details. In some locations, their apartments have their own washing machine; however, in general, each property has an on-site self-service laundrette (usage charges apply).

Is parking available?

Properties generally have limited or no parking facilities, but this will vary from property to property. Please enquire at your specific property for details. However, all their properties are well served by public transport.
