One Penrhyn Road is stylish, secure and comfortable, providing a secure home away from home to students, giving them the best student experience. There is a range of studios available in One Penrhyn Road student housing including Twin studios ( with two separate single beds) and Private studios. Twin studios are self-contained; dual occupancy rooms provide en-suite facilities, fully fitted kitchen, plenty of storage and study space. But, If you wish to have your private space, then independent Private studio is the best option! Studios are fully furnished and thoughtfully designed to make your stay comfortable. Buses run from One Penrhyn Road to universities- the University of Kingston, St Mary's or Roehampton University. Kingston Station takes only 10 minutes to walk. Here you can catch a train and reach to the centre of London in just 30 minutes. When you want to have a great meal, you can head to Al Forno Restaurant, which is only 6 minutes walk away from the property. You can chill with your friends at Woody's after a long tiring day.

Booking Details

Cancellation Policy

You may cancel the tenancy agreement that you have entered into with the property Management group by giving them written notice of your intention to cancel on the following basis: 

(a) If your notice of cancellation is received by them in writing within 72 hours after you have submitted an application form and the period of the tenancy has not commenced, they will make no charge and the initial rental payment will be refunded in full; or 

(b) If your notice of cancellation is received by them 72 hours after you have submitted an application form on or before 31stJuly 2019 and the period of the tenancy has not commenced, you may cancel your booking by writing to us provided that they will be entitled to retain 100 of the total initial rental payment; or 

(c) If your notice of cancellation is received on or after the 1st August 2019, they will not accept a cancellation/surrender of your tenancy agreement for the Room until a replacement tenant is found for the Room. We shall endeavour to re-let the Room however cannot guarantee that they will be able to do so. 

You will remain liable to pay the rent for the Room and all other charges and costs under your tenancy agreement for the period to the date that a replacement tenancy for the Room commences. They reserve the right to charge you a fee in the sum of 100 as a contribution towards our administration costs incurred in dealing with the surrender of the tenancy agreement and the sourcing of a new tenant. If a replacement tenant is found for the Room they will release you from your tenancy agreement with effect from the date that the new tenancy agreement for the Room begins. 

In the event you fail to honour your contractual obligations in relation to the payment of rent on the due dates before occupation of the Room, they may cancel your tenancy agreement by giving you notice in writing of cancellation; in the circumstances they will not repay any advanced payments made by you to the property. In the event that property management group cancel the tenancy agreement at any time before occupation of the Room by you, they shall give you as much advanced written notice as they can in the circumstances and will repay the initial rental payment to you and any other fees that they have taken from you in connection with the tenancy. 

Covid-19 (Coronavirus) Booking Information for 2020/21

We fully understand that there is a lot of uncertainty surrounding the Covid-19 at the moment and possible consequent travel restrictions. If you book a room at a HOST property for September 2020 today, but are then disallowed from travelling to the UK due to the relevant Government travel restrictions, exclusively as a result of Covid-19 and therefore no longer require the room, you will be released from your booking see below Terms & Conditions.

Terms & Conditions:

This guarantee is open to all international students applying for higher education in the UK for the 2020/21 academic year.

If an applicant is disallowed from travelling to the UK exclusively as a result of Covid19, they need to provide evidence from either the UK Government or from the Government where you live confirming this advice (in English). This must be provided to Host no later than 1st August 2020.

On production of the relevant Government confirmation (in English), the applicants booking will be cancelled in full, with a full refund of any 2020/21 rental payments made.

All applicants wishing to take up this option need to contact the accommodation where they placed their booking directly in order to activate this Guarantee.

Any applicants who do not provide evidence by the dates outlined above, will be held to their tenancy agreement and will be liable for all contractual charges.

Email confirmation will be sent to all students that are accepted onto this guarantee once they have paid advance rent and confirmed their guarantor details where applicable.

Please note in the case of dual occupancy both parties must be eligible for this guarantee in order for it to apply.

Please note that if you cancel the room and rebook, the room may not be available, and the price may be revised in August and September 2020.

These terms and conditions are correct as at 25th March 2020 but Host Student Housing Limited reserves the right to change them or remove this guarantee at any time without prior notice.

Payment Details

Rent Payments:

Pay in Full

2/3/4 instalments, due in August, January and April (UK guarantor needed)


Monthly payments (if one uses Housing Hand as the guarantor service), with 1st instalment due on 1st August and then every month thereafter.

Frequently Asked Questions

Which rooms have a TV and do they come with a licence?
No, the rooms do not come with a TV but if you wish to bring one of your own you are very welcome to. Please remember that a TV Licence will need to be purchased.

Which room types are suitable for double occupancy?
The following rooms are suitable for double occupancy: Large Studio Double; Large Studio Plus Double (DDA); Large Studio Plus Double and Extra Large Studio Double. If you are taking a double occupancy then both of you must be full-time students in a UK educational Institution.

Whats in my room?
Your room is fully furnished with: WiFi, 3/4 or double bed, wardrobe, study desk and chair, various storage cupboards, a TV, fully functional kitchen and en-suite bathroom. You will need to provide your own bedding and crockery and cooking utensils or purchase a bedding or kitchen pack from UniKitOut prior to coming to University.

What are the payment options for international students?
You can choose to pay the full amount  pay before 1st August to get a 3% discount or alternatively you can pay in instalments. For the latter, you will need to provide a UK guarantor or use our guarantor service provided by our friend HousingHand.

Is there a supermarket nearby?
There are a number of supermarkets under a 15 minute walk of One Penryhn Road meaning, youll not have far to carry your groceries home! Sainsburys is closest at just a five minute walk away with Waitrose and Asda both just a little further away.

Is there a Doctors surgery nearby?
Conveniently there is a Doctors surgery located right on Penryhn Road. Fairhill Medical Practice is just a 3 minute walk away located within the Penrhyn Road campus.

Is One Penrhyn Road safe and secure?
Yes, here at One Penrhyn Road your safety is very important to us, we have 24 hours CCTV onsite and a secure door entry system. Each individual room has its own entry fob which can be cancelled immediately should it be misplaced.

How much is the booking fee and what happens to it?
There is an initial booking fee of 300 which we take on booking to secure your room. This is deducted from you overall rent for the year.

Do I need to pay council tax?
No. If you are a full-time student in the UK you do not have to pay council tax. You will however be required to provide a council tax exemption letter from your place of study.

Do I need a guarantor?
A guarantor will be needed for anyone paying by instalments. The guarantor will need to be a UK resident. For international students wishing to pay by instalments,Housing Hand will act as a guarantor.

Can I smoke in the accommodation?
No. Smoking is not permitted in any area within One Penrhyn Road, including the Studios. You can smoke outside the accommodation in designated areas.

Can I cancel my contract before I move in?
Yes, a tenancy can be cancelled within 24 hours with no charge. and your initial rent payment of 300 will be refunded. After 24hours of booking and before the 1st July students may cancel their booking, but you will not get your 300 initial rent payment refunded.
If you wish to cancel after the 1st July a replacement student will need to be found to take over your tenancy agreement. You will remain liable for the rent until the end of the tenancy unless a replacement can be found.


Are there social events organised for the residents?
Yes from time to time there will be events organised for the residents to join should they want to.

Am I allowed to live with my partner?
Yes, you may live with your partner at One Penryhn Road.

Am I allowed to have guests?
Yes of course. Overnight guests are permitted provided the number does not exceed three guests at any one time for a maximum of two nights per week. All overnight guests must be signed in at Reception for safety, security and so that staff know who is on site in the event of an emergency.
