Property require a booking deposit of £250 to hold a Studio and confirm a booking., which is registered by us with DPS (Deposit Protection Service). It covers any potential damages, cleaning costs that might occur.

Pay In Instalment

Property offer 2 instalment types:

– 1 Full instalment (there’s no discount available for paying upfront in full)

– 3 instalments

The first instalment must be paid 10 days before the tenancy begins in September.

Mode Of Payment

Property accept security deposit payments by debit/credit cards over the phone, at reception, or, alternatively, by bank transfer. Please contact the accommodation team for our bank details.

Guarantor Requirement

For 26-27 AY:-

The guarantor needs to be someone in full-time employment, either based in the UK or based in the student’s home country. For instance, the guarantor could be the student’s parent or guardian. We would need to obtain the following documents from the guarantor:

– Copy of passport or ID

– Proof of address (copy of utility bill or bank statement)

– Proof of full-time employment (only international guarantors)

All documents must be provided in English.

Cancellation Policies (3)

  • Cooling Off Period
    Cancellation policy allows termination within specific periods, fees may apply for cancellations after.
  • No Visa No Pay
    Visa rejection allows release from agreement with proof within 7 days. Not valid post-visa approval.
  • No Place No Pay
    1st year undergraduates can cancel if offer is withdrawn due to not meeting entry grades.
Cooling Off Period

For 26-27 AY:-

1. Unless you have already moved into the Studio, you may cancel your booking by writing or sending an e-mail to us.

a. at any time during the 14 days immediately following you signing the Tenancy Agreement (the ‘14 Day Cooling-Off Period’). If you cancel the booking during this 14 Day Cooling-Off Period, we will return your Security Deposit to you.  However, this cancellation only applies if have not yet moved into the Studio.  If you have moved into the Studio, you cannot terminate the Tenancy Agreement; or

b. at any time after the 14 Day Cooling-Off Period and before 31st July 2026. If you do that, we will agree to the surrender of your Tenancy Agreement (i.e. the cancellation) but will charge you for our reasonable costs of such surrender, being £250 + VAT (if applicable).  If such circumstances apply, you agree that we will deduct this from your Security Deposit.

2. On or after 31st July 2026 (unless you are still within the 14 Day Cooling-Off Period) and provided you have not moved into the Studio

The following applies to any request of cancellation before the start date of your Tenancy Agreement (no cancellation is permitted after the start date of your Tenancy Agreement in any circumstances):

i. If you wish to cancel your booking, your Tenancy Agreement will continue until a replacement tenant is found for your Studio. This means that you will have to pay all amounts that become due under your Tenancy Agreement until a replacement tenant starts to rent your Studio. In addition to the Rent payable whilst the Tenancy Agreement remains in place, we will retain your Security Deposit.

ii. If a replacement Tenant is found for your Studio, we will accept a termination of the Tenancy Agreement from the start date of the replacement Tenant’s new Tenancy Agreement.

iii. If no replacement Tenant is found for your Studio, we will retain your Security Deposit and all amounts (such as the Rent) due under your Tenancy Agreement will need to be paid by you.

No Visa No Pay

For 26-27 AY:-

No Visa No Pay (applicable to all students – undergraduate or postgraduate):

a. If you are a prospective student from outside the UK and your visa application to come and study in the UK gets rejected, you may be eligible to be released from the Tenancy Agreement.

b. To apply to be released from the Tenancy Agreement in the circumstances referred to above, you will need to supply us with:

i. A written cancellation request from yourself

ii. Proof of visa rejection (e.g. letter of rejection from the UK Government).

c. The documents set out above in 4b must be received by us within 7 calendar days from the date your visa rejection has been received by you.

d. Please note that this policy does not include situations where your visa has been granted and subsequently withdrawn.

e. This policy is valid until the 1st September 2026.

No Place No Pay

For 26-27 AY:-

No Place No Pay (applicable to 1st year undergraduate students only):

a. If you are a prospective first year undergraduate student and your offer of a place at your preferred University / Higher Education Institution is withdrawn by the University / Higher Education Institution as a result of you not achieving their required entry grades, you may be eligible to be released from this agreement.

b. To apply to be released from this Tenancy Agreement in the circumstances referred to above, you will need to supply us with a copy of:

i. A written rejection letter from your chosen University / Higher Education Institution or UCAS; or

ii. A screen shot of your UCAS status which confirms that the required results were not achieved.

c. The document(s) set out above must be received by us within 7 calendar days from the date your results are published.

d. If you wish to terminate this Tenancy Agreement in accordance with this procedure, please email the documents set out above to. On receipt of the required documentation it will be verified and, provided we are satisfied, we will cancel this Tenancy Agreement, refund your Security Deposit and any Rent received in full.

When can I tour the facility?

To remain aligned with government regulations, three types of viewings are available, depending on what works best. These include a 360 virtual tour, which is an interactive digital tour available on the website; a remote viewing hosted via platforms such as WhatsApp, Skype, or FaceTime, where a deep-cleaned show studio is shown by appointment only between 9:30am and 6:30pm Monday to Friday and 9:30am to 5:30pm on Saturdays; and an in-person viewing, which is a socially distanced tour of a deep-cleaned show studio by appointment only during the same hours.

Can I live near my friends?

Every effort is made to accommodate requests to place friends near each other. Booking early increases the chances of neighbouring rooms being available. The friend’s name is required, along with written confirmation from them confirming the request.

Will I get this back?

The deposit is returned within 30 days of the move-out date, provided there are no damages or outstanding rental fees.

Do I pay council tax?

Students are exempt from council tax and therefore do not need to pay it. A council tax exemption document from the university or college must be provided to the on-site team.

When can I move in?

Move-in is available anytime after 2pm on the tenancy start date until office closing time. Office hours are Monday to Friday from 9am to 7pm, Saturday from 9am to 6pm, and closed on Sundays. Early arrival requests should be discussed in advance.

What is included in my rent?

Rent includes the room, all utility bills such as electricity, hot water, and heating, basic contents insurance cover, access to communal facilities, a 200Mbps wired internet connection, Wi-Fi throughout the building, and the ability to connect up to three devices at no extra cost.

Are my possessions insured in my room?

There is an agreement with Endsleigh, a student insurance provider. This cover does not include laptops, phones, or other items when taken outside the room, and does not provide full all-risk coverage within the room.

Do I need to buy a TV licence?

Yes, a TV licence is required for any household or apartment that watches live TV in the UK.

What internet service is provided?

A 200Mbps wired internet connection is included, along with Wi-Fi throughout the building and free connection for up to three devices. Internet upgrades are available at an additional cost.

Do you accept students under 18 years old?

Students under 18 are generally not accepted. However, in some cases, discretion may be used to accept 17-year-olds if they turn 18 within the first three months of the term.

Can only students be residents at Ravenscourt House?

Yes, applications are only accepted from full-time students enrolled in further or higher education at a recognised institution in the London area.

Do you offer a cleaning service?

A cleaning company can be recommended if room or flat cleaning is required. This can be discussed after move-in.

Can I have guests to stay?

Guests are allowed provided they do not live permanently in the building. Guests must sign in and out of the visitor book each time they enter or exit. For stays longer than one night, a copy of the guest’s ID and an email detailing the stay are required. Residents remain responsible for their guests at all times.

Can I have a party?

Socialising is allowed, including in common rooms where regular events are held. Socialising within rooms is also permitted, provided other residents are respected and noise levels are kept under control.

Can I move rooms once I have moved in?

Room changes may be considered if a resident is unhappy, subject to availability and any price differences.

Is there a car park?

No car parking is available at the property.

Can I bring my bicycle?

Yes, bicycles can be stored in the designated bicycle storage area.

Can I smoke in my room or in the building?

No, the building operates a strict non-smoking policy. Smoking or tampering with smoke or fire detectors may result in further action, as it is against the law.

Rooms are fully furnished. Residents need to bring personal belongings such as bedding, towels, crockery, cutlery, and cooking utensils.
