Additionally, the University of Sheffield is only 5 minutes walk away and Sheffield Hallam University is 8 minute drive away from the property. The ground floor apartment has 9 bedrooms, 3 luxury bathrooms, a modern kitchen, a separate living/dining area, a large paved backyard, and a massive cellar with plenty of storage. The second apartment is a two-story duplex with eight bedrooms, three luxury bathrooms, a modern kitchen, a separate living/dining area, and a utility room. These apartment rents include all utilities such as free high-speed wifi and white goods such as a dishwasher, two refrigerators, two freezers, and a washing/drying machine. These apartments are ideal for groups of students who want to live together.

How is the rent paid?

What is a all inclusive rent?

An all-inclusive rent means all your utility costs are included in the price of the rent, meaning that you will not receive an energy bill for your usage of water, gas, electricity and internet. Please note there is a utility cap of GBP 360 per person, this is usually adequate, however excessive use can result in an overspend, any overspend will be charged at the current market rate.

Will I need Contents Insurance?

No, it is not a requirement. However, it is advisable to insure your personal belongings against accidental damage and theft.

Will we need a TV Licence for the property?

Yes, you will need to buy a TV licence for the property if any member of your group intends to watch or record programmes on any channel as theyre being shown on TV or live on an online TV service or download/watch BBC programmes on iPlayer live, catch up or on demand. However, on a Joint Tenancy Agreement you will only need one licence per property.

Do we have to pay Council Tax?

Full time students are exempt from paying Council Tax. If you have recently left university or are not a full time student, you will be required to pay Council Tax.

Is parking available at the properties?

 Bramwell Court apartments and Fairfield complex offer free secure off-street residents parking. At our other properties residents can apply for a residents parking permit from Sheffield City Council

What if we want to renew our contract for the following year?

Current tenants are always given first refusal on all our properties. Therefore, if your group is thinking of staying on please contact us to reserve the property. However, if you forget dont panic, we email all our current tenants asking if they wish to remain before we begin marketing the property for the following year.

What is the moving out procedure?

A few weeks before the end of your tenancy we will send you our end of tenancy email with details on how to prepare to vacate the property and hand back your keys. Before vacating we request that you please take all your personal belongings out of the property and remove any rubbish. The cost of cleaning the property is included in your rent however you will incur a charge for leaving any items in the property after you vacate. Once you have vacated the property you can either bring the keys back to our office in person between the hours of 10am-5pm (post through the letterbox if we are closed) or if it is more convenient you can send them via post to our office address: 10 Portland Lane, Sheffield, S1 4DG. All keys must be placed in an envelope and clearly labelled with your full name, property address and room number. Please ensure that the keys are wrapped safely in paper/bubble wrap to prevent them from breaking out of the envelope during delivery.

Can only students stay with them?

Of course not - all are welcome! While they mostly host students with typically larger budgets they also have many working professionals seeking luxury apartments for their extended stays in London.

What is the minimum contract period?

They offer flexible contracts that are catered to student term times, and their minimum contract length is currently 3 months.

Do I need a UK guarantor?

They do not require UK guarantors. They appreciate that many of their students may not be from the UK, so offer monthly or termly payments for all students.

Is bedding provided?

Bedding is provided, yes. If you would like to bring your own let them know and they can make special arrangements. 

What expenses are NOT included?

While all bills are included in their weekly rates, other expenses like travel, food, tuition, airport transfers etc are not.

Can I have a cleaner?

Included in their weekly rates are weekly cleans. This includes fresh linen for the bedroom, towels for the bathroom, etc. 

Is there an extra charge for Dual Occupancy?

They offers free dual occupancy on all apartments.

Are kitchen utensils provided?

All of their apartments have fully-equipped kitchens with all the necessary pots, pans, cutlery, glasses, etc that you might need.

What is your moving in procedure?

We will email you two weeks before your tenancy start date with details outlining our moving in procedure. The email has details on where to collect your keys on move-in day and how to collect them if you are moving in after this date. All your required tenancy documents will also be emailed to you prior to moving into the property.

Is smoking allowed?

Smoking is not permitted anywhere in the building.

Can we use candles or or oil burners?

The use of candles, incense or oil burners are strictly forbidden.

Can we leave items in the hallway?

Do not leave items such as shoes in you hallway this is your fire exit route and must be left clear at all times.
