No deposit is required to secure a room

For 25-26 AY

1. A deposit of £150 needs to be paid in order for you to book your room.

2. This deposit is protected during your stay with the property and as long as your room and communal areas are left in good condition, will be returned in full at the end of your stay.

For AY 25-26:

1. Payment in full.

2. Payment in 4 instalments (UK guarantor is required).

Please note: You may have to pay an extra premium amount (depending upon the room type) if you choose to pay in instalments

For AY 24-25:

1. 2 Instalments 

Instalment 1: 40% of annual rent within 48 hours of singing the offer

Instalment 2: 60% of annual rent by 1st Oct, 2024 

2. 3 instalments 

Instalment 1: 20% of annual rent within 48 hours of singing the offer

Instalment 2: 40% of annual rent by 25th Sep, 2024 

Instalment 3: 40% of annual rent by 15th Jan, 2025

For 51 Weeks -
Installment 1: 10% of annual rent within 48 hours of singing the offer

Installment 2: 40% of annual rent by 25th Sep, 2024
Installment 3: 35% of annual rent by 15th Jan, 2025
Installment 4: 15% of annual rent by 1st May, 2025

For 44 Weeks -
Installment 1: 10% of annual rent within 48 hours of singing the offer

Installment 2: 40% of annual rent by 25th Sep, 2024
Installment 3: 35% of annual rent by 15th Jan, 2025
Installment 4: 15% of annual rent by 15th April, 2025

For all January move-ins:

4 Instalments:

Instalment 1 : 20% of annual rent before move-in

Instalment 2 : 30% of annual rent by 15th February 2025

Instalment 3 : 30% of annual rent by 15th March 2025

Instalment 4 : 20% of annual rent by 15th April 2025

March/April Move-Ins

For tenants moving in during March or April, the rent payment can be made in up to three equal instalments as follows:

• First Instalment: Due immediately (at the time of booking).
• Second Instalment: Due on 1st May.
• Third Instalment: Due on 1st June.

Summer Bookings (May Onwards Move-Ins)

For tenants booking for summer move-ins (May onwards), full rent payment is required upfront at the time of booking.

Debit/Credit card & Bank transfer

For 25-26 AY & 26-27 AY:-

1. All tenants will be required to provide a UK-based guarantor if they choose to pay in instalments rather than paying the full rent upfront.
2. A guarantor will be responsible for putting right any breaches of tenancy, including non-payment of rent if the tenant fails to meet the tenancy obligations.
3. If a UK guarantor cannot be provided, tenants may use Housing Hand, an external guarantor service that supports students studying in the UK.

Please note:
The guarantor will need to sign a Guarantor Agreement, which will be sent to them by email.
The guarantor must provide two of the following documents as proof of ID:

1. Valid passport
2. Valid driving license
3. Utility bill dated within the last 3 months

For AY 24-25:

Cooling Off Period (Before July 30): A 7-day cooling-off period applies to all offers accepted before July 30. Students are eligible for a full refund if canceled within this cooling-off period.

Cooling Off Period (After July 30): A 24-hour cooling-off period applies to all offers accepted after July 30. Students are eligible for a full refund if canceled within this cooling-off period.

Cancel Before June 1: If canceled for any reasons before June 1, the advance rent will be retained as a cancellation fee. Any additional payments made towards the booking will be refunded.

Cancel After June 1: No refund will be provided for cancellations made after June 1.

Cancel after the cooling-off period: If cancellation is outside the cooling-off period, the Licensee shall seek and present to the Licensor a suitable replacement for the License Period.

Late Cancellation: Any reasons for cancellation given after June 1 will be considered invalid, unless cooling-off period conditions are met.

For AY 25-26:

1. A Student/Tenant can cancel their tenancy agreement within 14 days of signing the contract and paying the deposit.

2. Cancellation requests must be submitted in writing and received within the 14-day cooling-off period.

Please note:

1. If the tenancy start date has passed, cancellations are not permitted, even if the request is within the 14-day cooling-off period.

2. For cancellations approved within the 14-day cooling-off period or under the other cancellation exceptions, the deposit will be refunded in full, less any applicable charges such as the £50 administration fee for Tenancy Takeovers.

3. No Refunds After Tenancy Start: - If the tenancy has started and the cancellation does not meet the conditions of this policy, no refund will be issued by the property.

For AY 24-25:

If you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent, via email, to the property within 2 days of the letter/correspondence date.

On receipt of the required documentation it will be verified and, provided that the property is satisfied, they will cancel your agreement.

Visa Refusal :2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, the advance rent is non-refundable.

Visa Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.

After Contract Start Date and Collecting Keys: No refund will be made.

After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of visa application refusal will be charged. The Student must provide evidence, such as a visa refusal letter.

For AY 25-26:

International students who require a visa may cancel their tenancy outside the 14-day cooling-off period if their visa application is rejected. The following conditions apply:

1. Cancellation must be requested in writing within 7 days of receiving the visa rejection notice.

2. Evidence of the visa rejection must be provided, such as an official letter or email from the relevant authorities.

Please note: All cancellations must include appropriate evidence to support the request, such as official letters or emails from visa authorities.

For AY 24-25:

If you are a prospective first year undergraduate student, a rebooking student or a postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades.

To apply to be released from this agreement in the circumstances referred to above, you will need to supply the property with a copy of:

1. A written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or

2. A copy of the proof of acceptance of your new university by UCAS adjustment.

These document(s) must be received by the property via email within 2 calendar days from the date your results are published. On receipt of the required documentation it will be verified and, provided they are satisfied, they will cancel your agreement.

CAS Refusal - 2 Weeks Prior to Check-in: If the cancellation occurs 2 weeks prior to the check-in date due to visa refusal, theadvance rent is non-refundable.

CAS Refusal - 0-2 Weeks Prior to Check-in: If the cancellation occurs 0-2 weeks prior to the check-in date due to visa refusal, 2 weeks' accommodation fee + the advance rent will be retained as a cancellation fee.

After Contract Start Date and Collecting Keys: No refund will be made.

After Contract Start Date and Not Collecting Keys: The accommodation fee accumulated from the contract starting date until the date of notification to the Amber of CAS application refusal will be charged. The student must provide evidence, such as a visa refusal letter.

For AY 25-26:

First-year undergraduate students may cancel their tenancy outside the 14-day cooling-off period, provided they:

1. Notify the property in writing within 7 days of receiving their A-Level results or international equivalent.

2. Provide evidence, such as a copy of their official results, showing that they have not met the conditions of their course offer.

Please note: All cancellations must include appropriate evidence to support the request, such as official letters or emails from universities or colleges.

For AY 24-25:

A student is liable to pay rent until they arrange for a replacement tenant after cooling off period.

The replacement terms are mentioned as follows:

100 GBP charged as a processing fee for replacements.

Before move-in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and  till the cooling-off period has passed.

Post move in date, the original tenant is liable for rent till the replacement tenant has signed the AST, paid the advance rent, and until the tenancy start date of the replacement tenant.

The processing fee will be adjusted with the advance rent and if there is a balance amount, it will be refunded back to the original tenant.

For AY 25-26:

Arranging a Tenancy Takeover: -

1. A Student/Tenant who wishes to cancel their agreement after the tenancy start date may find a suitable replacement to take over the tenancy.

2. The replacement tenant must meet all eligibility criteria and be approved by the property.

Administration Fee: -

1. A £50 administration fee will be charged for processing a Tenancy Takeover.

2. The original tenant will be released from their agreement only after the new tenant has signed the contract and paid any required fees or deposits.
